Silicon Valley Neighborhood Data, City by City (2026)

by Eric & Janelle Boyenga

Every data post we publish about Silicon Valley neighborhoods, in one place. For each city below there’s the same set: neighborhoods ranked by price per square foot, how far over (or under) asking homes sell, ten years of house prices by neighborhood, condos and townhomes, prices by bedroom count, where houses sell under a budget line and at the top of the market, and the best month to sell. Most cities also have a street-by-street post and a post on their houses or lots from public parcel records. Every number comes from MLS sale records or public records, with sample sizes shown in each post.

The short answer

Next steps

Every neighborhood, ranked

Six rankings across all 25 cities, from the two years of sales to Oct. 27, 2026:

By home type: the neighborhoods with the most pools, single-story homes and ADUs.

Also every neighborhood ranked by price per square foot (180 days to Oct. 19, 2026). The figures behind the rankings are a free download in the Data Library (PN-DS-30).

By home style, and the market right now

All of the home-type posts are grouped on one page: Silicon Valley home types by the numbers. What Silicon Valley buyers pay more for: 20 home features and styles ranked against the typical house in the same city. What each home style sells for: 21,761 house sales sorted by the style the listing names, with each style city by city: Victorian & Edwardian, Craftsman & bungalow, Spanish & Mediterranean, Tudor, storybook & traditional, ranch, mid-century modern, Eichler, modern & contemporary and new construction & farmhouse. For how competitive each city is this month, see the October 2026 market update, every city ranked hottest to coolest on the Property Nerds® Index.

By home type, from the same two years of house sales: single-story homes, homes with an ADU, homes with a pool and homes with a view, each with what they sold for and how common they are in every city. Also: the fixer-upper discount, homes with solar, EV charging or a home office cul-de-sac and corner-lot homes, two-story homes with a main-floor bedroom, homes with RV parking or a 3-car garage, waterfront and creekside homes, which homes have air conditioning, luxury home features, all twelve features city by city, what an extra bathroom is worth and big-lot homes. For condos and townhomes: features ranked, end units and top floors and new construction. Also: which features start bidding wars and San Jose home features by ZIP code.

How we count

  • Sales: closed sales reported to the MLS, read through the IDX feeds that power our home search, with repeat records removed. Homes sold without an MLS listing aren’t included.
  • Neighborhoods: the outlines are the ones drawn for our neighborhood guides; each post says how sales on a shared edge are counted.
  • Medians and sample sizes are shown in every post; small samples swing, and none of these numbers is a forecast or a value for a specific home.
