Where Homes Sell Furthest Over Asking: Silicon Valley Neighborhoods Ranked (2026)

Where do homes sell furthest over their asking price? We took every house, condo and townhome sale in the MLS records we can read for the 27 cities and towns in Santa Clara and San Mateo counties where we have both neighborhood guides and a full city data series, in the 24 months to October 27, 2026: 28,671 sales, repeat records removed. Each sale was placed inside the outlines of our neighborhood guides, and for each guide we took the typical sale-to-list ratio: the median of each home’s sale price divided by the list price on its sale record. 412 guides had at least 10 sales, enough to rank here. Each city’s own post lists every guide with 5 or more sales.

The short answer

  • Furthest over asking (guides with at least 10 sales): Cherry Chase in Sunnyvale (14.1% over, 86% of 49 sold over), Remington & Pome in Sunnyvale (11.8% over, 75% of 20 sold over), Sterling Downs & Homeview in Belmont (11.7% over, 88% of 24 sold over) and Green Hills, Lomita Hills & Capuchino in Millbrae (11.7% over, 84% of 55 sold over).
  • Furthest under asking: El Monte Road & Foothill College in Los Altos Hills (5.7% under, 18% of 22 sold over), Santa Cruz Mountains in Los Gatos (3.3% under, 19% of 86 sold over) and Glen Ridge in Los Gatos (3.0% under, 23% of 26 sold over).
  • 303 of the 412 guides had a typical sale over asking, 78 at asking and 31 under.
  • By city, the typical sale was over asking in 21 of the 25 city series; Millbrae led (5.0% over) and Los Gatos & Monte Sereno was lowest (0.2% under).
  • San Francisco has its own section below. Its typical sale was 3.6% over, but its west-side guides ran far beyond any guide here: Outer & Central Sunset 25.5% over and Parkside 24.6% over.

Same guides, from the bottom of the ranking up. A low number isn’t a weak market by itself: where list prices sit close to what homes sell for, more homes close at or near asking.

San Francisco

In the same 24 months, 9,604 San Francisco homes sold, and the typical one closed 3.6% over; 61% sold over asking. Its top five guides with at least 10 sales: Outer & Central Sunset (25.5% over, 339 sales), Parkside (24.6% over, 396 sales), Miraloma Park & Sunnyside (16.2% over, 265 sales), Bernal Heights (15.8% over, 390 sales) and Glen Park (14.6% over, 166 sales). San Francisco’s guides are ranked in its own post.

Not ranked here: Atherton, Woodside, Portola Valley and Hillsborough, which have neighborhood guides but no full city data series; their posts (Atherton, Woodside and Portola Valley; Hillsborough) cover five years of house sales, with sale vs. asking by guide.

Reading it right

  • Sale-to-list measures price against asking, not value. A seller who lists low to draw offers shows a bigger “over asking” number than one who lists near the expected price, even if both homes sold for what the market would pay.
  • It uses the list price on the sale record, usually the last one, so a home that cut its price and then sold at the new price counts as “at asking.”
  • All home types together. Condos and townhomes often sell closer to asking than houses; each city post shows houses on their own.
  • Small samples swing. Every row shows its sale count.
  • Some guides overlap, and a sale inside two outlines counts in both, as in the city posts.
  • Past sales aren’t a forecast or the value of any one home.

Go deeper

Bidding Wars by Price splits sale-to-list by price band, Homes Selling Under Asking shows the other side, and the Best Month to Sell shows how often homes sold over asking by closing month. For price per square foot, see Silicon Valley neighborhoods ranked; for ten years of change, home prices by neighborhood, 2016 vs. 2026; for house prices by bedroom count, what a 3- or 4-bedroom house costs; by price level, where houses still sell under $2M and where $5M+ houses sold; and condo and townhome prices by neighborhood. Every guide’s figures are in the Data Library (PN-DS-30) as a CSV download. Every city’s data posts are on one page.
