the story

How Thompson Creek & Quimby came to be

Quimby Rd and Aborn Rd frame a grid of tracts that came into the city mostly in the 1960s. City annexation records show the earliest dated piece, 'Evergreen No. 2', on December 28, 1959, then 'Evergreen No. 1-B' (April 22, 1960) covering about 30% of the outline and 'Evergreen No. 9' (June 15, 1961) about 11%; in all, about 62% of the land came into the city in the 1960s. The city's tract-map layer shows about 3,200 recorded lots inside the outline, in tracts of up to about 210 lots.

Thompson Creek crosses the west side on a diagonal, from Aborn Rd near White Rd north-west to Quimby Rd near Capitol Expy, and a city trail follows it. The city's parks layer lists the Thompson Creek trail reach from Quimby Rd to Chesapeake Cir at about 33 acres and the next reach south to Aborn Rd as open, and the trail continues north of Quimby Rd toward Tully Rd. The Evergreen Branch Library opened on Aborn Rd in March 1976 and reopened as an expanded branch on September 16, 2006 (library timeline).

The General Plan marks three corners here as future urban villages: Quimby Rd at White Rd and Aborn Rd at San Felipe Rd as neighborhood villages, and Capitol Expy at Silver Creek Rd as a local transit village. The city's growth-area layer shows none of the three with an approved village plan yet.

  • Planned-development pockets near Ruby Ave come with HOA documents and PD permits; ask for them and check current dues.

Selling here

  • If the home backs onto the Thompson Creek trail, say so plainly and note any gate or fence details.
  • Have the FEMA flood-zone status ready for creek-side homes.
  • List upgrades (panel, roof, windows, sewer lateral) with dates; buyers compare them across tracts of the same age.
  • Distance to the Eastridge Transit Center and the future light rail stop there is a fair point to make, in straight-line miles.
