the story
How Palmia & Oak Ridge came to be
This strip of valley floor between Highway 85 and Santa Teresa Blvd came into San Jose in small pieces. City annexation records list about 18 annexations here between 1958 and 1971, most of them in the city's 'Oak Grove' and 'Alamitos' series, and city sewer records date about four in five street mains to the 1960s. City tract records list 27 recorded tract maps, so street names change in clusters from block to block: Calero Ave, Henderson Dr and Ariel Dr in one group, Conestoga Way, Safari Dr and Bridle Way in another, Arabian St, Clydesdale Ave and Roan St in a third.
Palmia is the newer piece. Two later annexations, in 1996 and 1997, cover the land around Palmia Dr, and city sewer records date its streets (Palmia Dr, Pala Mesa Dr, Palm Valley Blvd, La Strada Dr and the plant-named streets such as Primrose Dr, Gardenia Dr, Coffeeberry Dr and Huckleberry Dr) to 2000-2001. The city's association map lists the Oakridge Palmia Neighborhood Association across most of the area and the Ariel View association on the west side.
The name is easy to mix up. Oak Ridge here is the Oak Grove district's elementary school on Bufkin Dr and the association's 'Oakridge Palmia' label; the Oakridge shopping area and the Oakridge & Foxchase guide are about 2.5 miles west near Almaden Expwy. The city's Growth Areas map marks Santa Teresa Blvd at Snell Ave as an urban village with no approved plan yet, so change is planned for those corners rather than the interior streets.
streets and homes
The streets and the houses
Calero Ave and Snell Ave cross the middle north to south, and Santa Teresa Blvd carries the traffic along the south edge. West of Snell Ave the 1960s grid runs along Henderson Dr, Ariel Dr, Shawcroft Dr, Dunn Ave, Sorrel Ave and Pineland Ave; east of it are Tuscarora Dr, Shawnee Ln, Arapaho Dr, Pontiac Dr, Chinook Ln, Cheyenne Ln and Canton Dr, with Conestoga Way, Safari Dr, Surber Dr, Roading Dr and Ridgefarm Dr toward Cottle Rd. Courts such as Tree Top Ct, Erskine Ct, McGilvra Ct and Bagshaw Ct finish the blocks.
On the county parcel map nearly every older lot is a single-family parcel of about 6,000 to 6,500 sq ft, a little larger on courts and along Santa Teresa Blvd. Expect 1960s single-story ranch plans and two-story tract plans, many with added rooms or second stories. About half the land is zoned R-1-8 single-family, and about a tenth is public and quasi-public land, mostly school sites.
Palmia sits north of Santa Teresa Blvd toward Cottle Rd, around Palm Valley Blvd and Palmia Park. It is a planned-development zone on the city map, with detached houses on lots of about 4,100 to 4,700 sq ft on Pala Mesa Dr, Huckleberry Dr, Daisy Dr and Gardenia Dr, and attached townhome and condo parcels along Ribbonwood Ave and Oleander Dr. Listing records describe a homeowners association with a community pool, so buyers should read the association documents for rules and current dues.

Buying or selling in Palmia & Oak Ridge: what we check
Buying here
- Liquefaction: the state's seismic hazard maps put all of this area in a liquefaction zone. Ask for any geotechnical or foundation reports, especially for additions and second stories.
- Flood maps show Zone D (possible but undetermined) across the area on the city's FEMA layer; check the exact address on FEMA's map service and ask about drainage history.
- Most homes date to the 1960s: check the electrical panel, original plumbing, roof age, sewer lateral and any unpermitted additions in the permit history.
- Palmia is a planned development with a homeowners association: read the CC&Rs, budget and reserve study, and check current dues before writing an offer.
- The Santa Teresa Bl/Snell Av urban village has no approved plan yet; homes near those corners could see new mixed-use proposals, so watch city planning notices.
Selling here
- Lead with the location: straight-line distance to Snell or Cottle light rail and to Palmia Park or Calero Park, stated as approximate.
- Separate the two housing eras clearly in the listing: a 1960s tract house and a 2000-era Palmia house compete with different buyers.
- Have permit records ready for additions, since many 1960s homes here have been enlarged.
- In Palmia, order the association document package early so buyers can review it within the contract period.
