Blog > San Carlos vs. Belmont: Caltrain, Downtowns, Landmarks and the Market
San Carlos and Belmont are next-door neighbors in San Mateo County, each with one Caltrain station and hill streets climbing west from El Camino Real. On paper they match closely: same county, same electricity provider, no city transfer tax in either. The differences are in the details of each town and in the market. Here’s the comparison, with a live-market snapshot from our City Match-Up.
The basics
- Incorporated. San Carlos in 1925, Belmont on October 29, 1926.
- Caltrain. San Carlos station uses the 1888 depot building by El Camino Real and San Carlos Avenue. Belmont station is at 995 El Camino Real. See Homes Near Caltrain.
- Downtowns. San Carlos’s downtown runs along Laurel Street, where Harrington Park is being rebuilt as a plaza, with completion expected in early 2027. Belmont’s shops line El Camino Real and Ralston Avenue, with the Carlmont Village center at Ralston and Alameda de las Pulgas. See Homes Near Downtown.
- Parks and landmarks. San Carlos has Burton Park, 10 acres with an amphitheater the WPA built in 1938, plus the Hiller Aviation Museum and San Carlos Airport on the east side. Belmont has Twin Pines Park, the Waterdog Lake open space and Ralston Hall, on the Notre Dame de Namur University campus, which is on the National Register and is California Historical Landmark No. 856.
- Electricity. Both get power from WestLight Energy (formerly Peninsula Clean Energy), delivered by PG&E.
- School districts. Check the district’s boundary lookup for any address.
At closing
Neither adds a city transfer tax, so a $2 million sale carries only the county’s $2,200 in either city. See our transfer tax guide.
Homes and rules
- Single-story zoning. We found no single-story overlay in either city. See overlays by city.
- Eichlers. Neither has an Eichler tract on our index; the nearest Peninsula tracts are listed in Peninsula and San Francisco Eichler tracts.
- Neighborhoods. Our guides cover White Oaks and Howard Park in San Carlos, and Central Belmont, Downtown Belmont and McDougal in Belmont. See also the San Carlos city guide.

The median prices are close, but Belmont’s price per square foot is lower, which points to larger homes for the money on average. These numbers change daily, so open the live City Match-Up and switch to houses only to compare like with like.
