What stands out
- Monte Sereno houses are about 32% larger than Los Gatos houses (3,044 vs. 2,299 square feet at the median), on lots about 2.2 times as big.
- The oldest houses are around downtown: Broadway, Almond Grove, Downtown Los Gatos and Glen Ridge have medians before 1940.
- The biggest median houses are in Twin Creeks (3,798 sq ft), El Sereno Hillside (3,612 sq ft) and Shannon & Kennedy Road hills (2,912 sq ft).
Reading it right
- Source. Year built, living area, lot size, stories and the hillside flag are the county assessor’s and the town’s fields as published in the Town of Los Gatos’s public parcel layer, which also covers Monte Sereno; single-family means the assessor’s single-family use code.
- Neighborhood rows and city rows count differently. A neighborhood row counts every single-family parcel inside our guide’s outline, so Blossom Hill and the Shannon & Kennedy Road hills include houses in unincorporated county pockets (about 615 in Blossom Hill). Our Santa Cruz Mountains guide is left out because the town’s layer covers only part of it. The city rows count only parcels inside the city limits.
- “Year built” is the record’s year. A house torn down and rebuilt shows the rebuild year; an older house with an addition keeps its original year.
- Assessor records lag remodels. Living area and stories can miss recent additions. Check permits for any house you’re buying.
- A median isn’t a verdict. It describes the houses, not which neighborhood is right for you.
