A bedroom on the main floor is one of the most-asked-for features in a two-story house: a guest room with no stairs, an office you can close off, or a bedroom you can use every day without the climb. How common is it in Silicon Valley, and does it cost more? We read the listing descriptions of all 21,740 houses sold in 31 Silicon Valley cities in the two years to October 27, 2026. Of the 18,681 not described as single-story, 1,909 (10%) said they had a bedroom or suite on the main, first or ground floor.

The short answer

  • With a main-floor bedroom: median $2.54M, $1,025 per sq ft, 8% less per square foot than the typical house in the same city; 60% sold over asking.
  • Other two-story houses: median $1.92M, $1,132 per sq ft, about the same per square foot as the typical house; 62% sold over asking.
  • Where they sold most: San Jose (680), Gilroy (116), Morgan Hill (99), Los Gatos (86) and Redwood City (82).
  • Two primary suites: 289 listings said they had two (median $2.76M).

City by city

Cities with at least 5 sales of a house with a main-floor bedroom, most sales first. “Houses” counts every sale not described as single-story; “vs. city” compares price per square foot with the median for all houses in that city (shown where there are at least 10 sales).

What to check on a tour

  • Is there a full bath on the same floor? A bedroom with only a powder room nearby is a different thing.
  • Is it a legal bedroom? It needs an exit window that meets code; a converted den or bonus room may not count, and the disclosures should say.
  • Is it the primary suite or a guest room? Listings use “main-level suite” for both. Ask for the floor plan.
  • Look at the path: the entry steps, hallway and door widths matter as much as the room itself.

Or skip the stairs altogether

Single-story houses put every bedroom on the main floor. See what single-story homes sell for, which neighborhoods are mostly single-level on One-Story Homes by Neighborhood, and the California ranch, the classic single-story house.

How we counted

Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). Houses described as single-story (from the same listings) are left out of the main-floor count, so it covers two-story and split-level houses. A house counts when its listing description says so, so the true number is higher than shown. Price per square foot uses sales with 400 sq ft or more; “vs. its city” compares each sale’s price per square foot with the median for all houses in its own city (cities with at least 30 such sales). Past sales aren’t a forecast or the value of any one home.
