Blog > Menlo Park vs. Atherton: Lots, Zoning, Eichlers and the Market
Menlo Park and the Town of Atherton share a long border in San Mateo County, and some Atherton-adjacent streets carry Menlo Park addresses. The biggest differences are lot size and zoning: Atherton was set up as a residential town of large lots, while Menlo Park mixes a downtown, a Caltrain station and a wide range of homes. Here’s the comparison, with a live-market snapshot from our City Match-Up.
The basics
- Incorporated. Atherton on September 12, 1923; Menlo Park in 1927.
- Caltrain. Menlo Park has a Caltrain station; Atherton has none on our station list. See Homes Near Caltrain.
- Parks. Holbrook-Palmer Park, the Town’s 22-acre park on Watkins Avenue, is in Atherton.
- Electricity. Both get power from WestLight Energy (formerly Peninsula Clean Energy), delivered by PG&E.
- School districts. Both are served by several districts, including the Menlo Park City and Las Lomitas elementary districts and the Sequoia Union High School District, and the line depends on the street. Check the district’s boundary lookup for any address.
At closing
Neither adds a city transfer tax, so a $2 million sale carries only the county’s $2,200 in either place. See our transfer tax guide.
Homes and rules
- Lot sizes. Atherton’s R-1A district requires at least one acre per lot for new subdivisions. Many existing lots are smaller: county parcel maps put about 390 of roughly 2,450 single-family parcels under half an acre.
- Second stories. Menlo Park has no single-story overlay; Lorelei Manor’s special zoning limits second stories without banning them, and in Menlo Park “R-1-S” means suburban, not single-story. See overlays by city.
- Eichlers. Menlo Park has Stanford Gardens and Oakdell Park, plus four Eichlers in unincorporated Menlo Oaks; Atherton has a group of Eichlers in Lindenwood, the 1930s Flood estate tract. See Peninsula and San Francisco Eichler tracts.
- Rentals. Menlo Park has no rent cap, but requires relocation payments for no-fault evictions and a one-year lease offer from landlords with four or more units. See rent rules by city.
- Next door. For Menlo Park against its other neighbor, see Menlo Park vs. Palo Alto.

Atherton’s figures rest on 16 sales in 90 days, so a few closings move them a lot. These numbers change daily, so open the live City Match-Up and switch to houses only to compare like with like.
