Median year built = the middle year among the houses counted, as recorded (usually the year the house was first built, not when it was remodeled or added to). Shown only where the city’s or county’s records publish year built for at least 80% of the houses counted.

what to check

What a home’s age can mean

  • Before 1978: lead paintFederal law requires sellers of homes built before 1978 to disclose known lead-based paint and give buyers a chance to test for it.
  • Older raised foundationsMany older wood-frame houses on raised foundations weren’t bolted to them or braced. A structural engineer or licensed contractor can check, and California runs a retrofit grant program for some older houses.
  • Materials of the eraSome building materials used into the 1970s and 1980s, such as acoustic ceilings, flooring and pipe wrap, can contain asbestos. Testing before you remodel is common.
  • Remodels and permitsYear built tells you when a house started, not what’s been done since. Ask for the permit history and the seller’s disclosures to see what was updated.

the method

How we counted

Neighborhoods
The outlines drawn for our neighborhood guides (approximate; neighboring outlines can overlap). Guides with fewer than 20 counted houses are left out.
Houses
Single-family houses in city or county assessor records, the same houses as on our Lot Size by Neighborhood page.
Year built
The median of the recorded year built, shown only where at least 80% of the houses counted have one. San Jose, Mountain View and the other guide cities publish parcels and zoning without year built.
Sources by city

questions

Questions we hear

Which neighborhoods have the oldest homes?

By median year built, Pacific Heights in San Francisco (1906), Telegraph Hill & North Beach in San Francisco (1907) and Noe Valley in San Francisco (1908) are the oldest among our guides with published year built.

Which have the newest?

The newest medians are in Gilroy: Eagle Ridge & Hecker Pass (2006), Sunrise Park (2001) and Glen Loma & Christmas Hill (2000).

Why aren’t San Jose or Mountain View listed?

Their public parcel records don’t publish year built, so we leave them out rather than estimate. Our guides describe the typical houses in each neighborhood, and our Homes by Decade page sorts homes for sale by when they were built.

How current is this?

It’s a snapshot of public parcel records as published in October 2026. The same medians are in dataset PN-DS-28 in our Data Library.
