the story
How Rosemary Gardens & Rincon South came to be
This triangle is the southern tip of Rincón de los Esteros, the land grant that Governor Juan Bautista Alvarado made to Ignacio Alviso in 1838, according to History San Jose; the bayside village of Alviso carries the same name. Three freeways now fence it in: SR 87 on the west, US 101 on the north and I-880 on the south-east, with the airport's runways just across SR 87.
San Jose took it in pieces. The city's annexation records list a 'Rosemary Garden Unit No. 1' annexation in 1946 that covers the single-family grid west of N. 1st St, a 'N Rosemary No. 2' annexation in 1952, and a string of 'Orchard' and 'Airport' annexations through the 1950s. Measured by area, about two-thirds of the land in this outline joined the city in that decade.
The north part became offices and light industry along N. 1st St, Technology Dr, Skyport Dr and Airport Pkwy, and VTA light rail runs along N. 1st St. The city's growth-area map shows two urban villages with approved plans: Rincon South 1, around the Metro/Airport stop west of N. 1st St, and Rincon South 2, along N. 1st St and east of it toward N. 4th St. The single-family grid itself sits outside both.
streets and homes
The streets and the houses
Rosemary Gardens is a small, regular grid between N. 1st St and SR 87, from Sonora Ave south to I-880: San Juan Ave, Santa Paula Ave, Forrestal Ave, N. San Pedro St, Arnold Ave and Keoncrest Ave run parallel to N. 1st St, crossed by Gish Rd, Rosemary St and Ferrari Ave. The city zones the grid R-1-8 (single-family), most parcels are about 5,000 to 5,500 sq ft on the city's parcel map, and listing records filed under the MLS name 'Rosemary Gardens' are all detached homes. Expect remodels, additions and second units on lots of that size rather than wholesale rebuilds.
Bachrodt Elementary and Rosemary Gardens Park sit at the north end of the grid on Sonora Ave. East of N. 1st St, along Rosemary St, Gish Rd, Kerley Dr and N. 4th St, the land is zoned for the Rincon South 2 urban village and for planned developments, and the housing there is newer, denser multi-family housing around Rincon South Park. The city's condominium parcel map shows condo units on Sonora Ave near N. 1st St and on Technology Dr.
West of N. 1st St and north of Sonora Ave the triangle is a business park: Technology Dr, Skyport Dr, Gateway Pl, Matrix Blvd and Airport Pkwy carry offices and commercial planned developments, with newer, denser housing near the Metro/Airport stop off Metro Dr and Century Center Ct. Along N. 4th St, Koll Cir and Archer St the zoning is light industrial and combined industrial-commercial.

Buying or selling in Rosemary Gardens & Rincon South: what we check
Buying here
- Airport: the triangle sits beside Mineta San Jose International Airport. The county Airport Land Use Commission's plan for the airport draws an airport influence area from noise and safety zones; read the airport disclosure and check noise contours for the address.
- Flood: the Rosemary Gardens grid is mostly FEMA Zone X on the city's flood layer, but about 15% of the outline's land is Zone AO and about 12% Zone AH, mostly in the business park north of Sonora Ave (around Metro Dr, Century Center Ct and Gateway Pl) with a small AH pocket near N. 1st St and Sonora Ave. Confirm the zone for the address on the FEMA Map Service Center.
- Liquefaction: the whole outline is inside a state-mapped liquefaction zone (California Geological Survey); expect geotechnical review for foundations and additions.
- Zoning: the Rosemary Gardens grid is R-1-8; second units and lot splits follow state ADU and SB 9 rules plus city standards. The blocks around it are urban-village land where taller buildings are allowed, so check what is planned next door.
- Freeway sides: homes near SR 87, US 101 and I-880 sit close to freeway traffic; visit at commute hours and check sound walls.
- Schools: San Jose Unified on the grid, Orchard School District plus East Side Union High on the north blocks; check the address with each district.
