the story
How Cahalan & Chesbro came to be
This is a single-era neighborhood. City annexation records show more than half of the land, about 58%, entering San Jose in one 1960 annexation called 'Alamitos No. 1-B', with smaller pieces added through the 1960s and 1970s. City sewer records then date about three-quarters of the street sewer mains to 1960-1969 and most of the rest to the early 1970s, and the city's tract records list 23 recorded maps inside these lines.
The city's association map files nearly all of it under the Cahalan-Canoas Neighborhood Association, and the city's neighborhood map splits it into two polygons named for Cahalan Ave and Chesbro Ave, the two long north-south streets through the middle. Canoas Creek crosses the area on its way north, and Cahalan Park is the green space in the middle.
The part that surprises people is the school line. County tax-rate areas put the western and central streets in San Jose Unified for all grades, while a group of eastern streets, including Indian Ave, Blossom Ave and Shawnee Ln, are in the Oak Grove School District and East Side Union High School District. Same tract era, same lot sizes, different districts.
streets and homes
The streets and the houses
Cahalan Ave and Chesbro Ave run north-south through the middle, with Calero Ave and Indian Ave crossing them east-west. The 1960s grid around them is lined with long blocks of detached houses: Lalor Dr, Bolivar Dr, Alamo Dr, Chemeketa Dr, Montevino Dr, Natoma Dr, Loma Prieta Dr, Pescadero Dr, Santa Ysabel Way, Salida del Sol and San Lorenzo Dr in the center, and Taormino Ave, Fishburne Ave, Cabral Ave, Tandera Ave, Pronto Dr and Cadiz Dr in the south-west corner toward Allen Ave and Santa Teresa Blvd. Toward Blossom Ave, Indian Ave, Shawnee Ln, Montalvo Dr, Jacques Dr, Azule Ave and Laguna Seca Way fill the eastern blocks.
Single-lot homes here are unusually uniform on the county parcel map, mostly about 6,050 to 6,800 sq ft. Along Blossom Hill Rd and Allen Ave the map changes: Calmor Ave and Ct, Playa del Rey, Warring Dr, Delaware Ave and the Saxony, Martinique and Estonia courts are small-lot parcels of about 2,000 to 3,200 sq ft, a townhouse-style layout from the late 1960s and early 1970s.
About half of the land is zoned R-1-8 single-family; Blossom Hill Rd carries commercial and mixed-use zoning, and the city's Growth Areas map marks the Blossom Hill Rd and Cahalan Ave corner as an urban village without an approved village plan yet. Expect original single-story ranch plans, many with remodels and second stories; check permit history.

School districts and getting around
School districts
Two school systems meet here. County tax-rate areas and Census district maps put about four-fifths of the addressed parcels, the western and central streets, in San Jose Unified School District for TK-12. The east-side streets (Indian Ave, Blossom Ave, Shawnee Ln, Montalvo Dr, Jacques Dr, Azule Ave, Laguna Seca Way and Ct, Palm Springs Cir, Briarcliff Dr, El Sereno Dr, Colter Pl, Gettysburg Dr, the Apache, Navajo, Osage, Seneca, Iroquois, Uvas and Randall courts, and part of Calero Ave) are in the Oak Grove School District and East Side Union High School District. Herman Intermediate (Oak Grove, 5955 Blossom Ave) is inside the outline; Allen at Steinbeck (San Jose Unified) is just west across Allen Ave and Frost Elementary (Oak Grove) is just east across Blossom Ave. Attendance boundaries change, so check the exact address with the district.

Buying or selling in Cahalan & Chesbro: what we check
Buying here
- Confirm the school district by address: the San Jose Unified / Oak Grove line runs through this area street by street, and part of Calero Ave is split.
- The whole area is in a state liquefaction zone, and the city's FEMA layer shows Zone D (possible but undetermined) with a narrow Zone A strip along Canoas Creek touching a few Chesbro Ave and Indian Ave parcels. Check the address on the FEMA map.
- Most single-lot homes date to the 1960s: check electrical panels, original plumbing, roof age and the sewer lateral.
- For the small-lot homes on Calmor Ave, Playa del Rey, Warring Dr, Delaware Ave and the courts, read the HOA documents, reserve study and any rental rules.
- Most residential land is zoned R-1-8; check the city's ADU and SB 9 rules for a specific lot before planning a second unit.
Selling here
- Put the school district in the listing, checked against the district's address lookup, since the line splits this neighborhood.
- Note the walking distance to Cahalan Park and to Blossom Hill light rail station (approximate, straight-line).
- Gather permits and dates for remodels, roof, windows and panel upgrades on a 1960s house.
- For townhouse-style homes, have the HOA package and dues history ready early.
