How McKee & Capitol came to be
This stretch of valley floor joined San Jose in pieces. City annexation records show 'McKee No. 2' on August 13, 1957 bringing in about 32% of today's city land (the Gawain Dr, Gridley St, Fenton St, Richardson Dr, Rough and Ready Rd and Little Rock Dr blocks), followed by dozens of small 'McKee', 'Alum Rock' and 'Penitencia' annexations through the 1960s and 1970s.
Two pockets stayed county land until 2010. On November 12, 2010 'McKee No. 135' annexed the blocks on Pala Ave, Avenue A, Avenue B, Avenue C, Gay Ave, Pleasant Ridge Ave, Birch Ln and Cedar Ln (about 8% of today's city land), and on November 15, 2010 'McKee No. 136' added Kentridge Dr, Alviena Dr, Edison Dr, Francis Dr, Bell Ave and Verna Dr. One pocket of about 44 acres north of McKee Rd near White Rd, around parts of Lucian Ave, Ridge Vista Ave, Carver St, Duncan St, Ellery St and Flagler St, is still unincorporated county land, counted in the Census Alum Rock CDP.
Light rail now runs down the middle of N. Capitol Ave on the west edge, with the McKee stop at McKee Rd (VTA Orange Line). The city's General Plan marks four urban villages here (N. Capitol Av/Mabury Rd, N. Capitol Av/McKee Rd, McKee Rd/White Rd and McKee Rd/Toyon Av); none had an approved village plan on the city's growth-area layer.

Between N. Capitol Ave and White Rd the tracts come in clusters. North of McKee Rd: Baton Rouge Dr, Salt Lake Dr, Nashville Dr, Grandview Dr and Valley Heights Dr near Mabury Rd; Rainfield Dr, Rainview Dr and Rainwell Dr off Rough and Ready Rd; and Gawain Dr, Percivale Dr, Modred Dr, Bedivere Dr and Tristian Ave, which carry King Arthur names, near Gridley St and Golf Dr. South of McKee Rd: Gay Ave, Pala Ave, Pleasant Ridge Ave, Birch Ln, Cedar Ln and Avenues A, B and C; Warm Springs Dr, Chalet Ave, Alpine Ave and Big Wood Dr near White Rd; and Alexander Ave, Madden Ave, Mueller Ave and Elodie Way near N. Capitol Ave.
About half the city land is zoned R-1-8 single-family and about 11% planned-development residential (A(PD)), with commercial and multifamily zoning along N. Capitol Ave, Alum Rock Ave and the McKee Rd / White Rd corners (city zoning map). The city's tract-map layer shows about 2,270 recorded lots in 50 tracts; they run up to about 181 lots (Gay Ave, Pleasant Ridge Ave and Avenue B). Most homes are detached houses; listing records filed under 'Alexander' are mostly condominiums on N. Capitol Ave and Monte Verano Ct.

Unincorporated Santa Clara County: Abdon Ave and Staples Ave. Split between county and city: Lucian Ave and Ridge Vista Ave (mostly county) and Carver St, Duncan St, Ellery St and Flagler St (part county), plus a short White Rd frontage. Most streets are in the Alum Rock Union Elementary School District; the blocks near Mabury Rd and Golf Dr (Baton Rouge Dr, Salt Lake Dr, Nashville Dr, Grandview Dr, Valley Heights Dr, Mayglen Way, the Royal Glen, High Glen and Kirk Glen streets and part of Gridley St) map to the Berryessa Union School District; all of it is in the East Side Union High School District (Census district maps). Public schools inside, per the districts' current lists: Sheppard Middle and Painter at Sheppard (Alum Rock Union, 480 Rough and Ready Rd; Ben Painter Elementary merged into the Sheppard campus for 2025-26), McCollam Elementary (3311 Lucian Ave), Russo/McEntee Academy (2851 Gay Ave), James Lick High (East Side Union, 57 N. White Rd) and Foothill High, one of the district's alternative-education schools (230 Pala Ave). Linda Vista Elementary (100 Kirk Ave) is just east in the East Foothills guide. Attendance boundaries change, so check the exact address with each district.

- VTA light rail (Orange Line): the McKee stop is on the west edge at N. Capitol Ave and McKee Rd; the line runs north through Milpitas toward Mountain View and ends one stop south at Alum Rock.
- Berryessa/North San Jose BART (1620 Berryessa Rd) is about 2 miles straight-line west-north-west.
- I-680 runs along the south-west side, with ramps near McKee Rd and Alum Rock Ave (county road data).

- Recent annexation: the Pala Ave, Avenues A to C, Gay Ave, Pleasant Ridge Ave and Kentridge Dr blocks were county land until November 2010. Older additions and garages there were permitted (or not) by the county; ask for records from both agencies.
- Flood: the city's FEMA layer shows about 59% Zone X and 39% Zone D, with small AO and AH strips along N. Capitol Ave and I-680. No state liquefaction zone is mapped inside. Confirm the parcel on the FEMA Map Service Center.
- Growth plans: four urban villages are mapped around N. Capitol Ave, McKee Rd and White Rd. Check the General Plan land use for nearby parcels before buying next to a commercial corner.
- School lines: Alum Rock Union and Berryessa Union split the elementary grades, and Alum Rock Union merged campuses for 2025-26. Confirm assignments with the district.
