the story

How Lucretia & Tully Road came to be

This is the land between Coyote Creek and US 101 south of Kelley Park, and it joined the city later than the blocks to the north. On the city's annexation map about 59% of it joined the city in the 1970s, led by the McKinley No. 55 annexation of February 4, 1971 (about a quarter of the guide); earlier McKinley annexations began in 1958, and the last small piece came in 1998.

Houses and condos followed the annexations. Listing records show houses on Kilchoan Ct built in 1964 and condos on Warfield Way built in 1979, and planned-development zoning covers about 30% of the land, so many tracts and complexes carry their own planned-development permits.

Public land anchors the middle: Yerba Buena High and its fields on Lucretia Ave and Jeanne R. Meadows Elementary on Taper Ln. On the east bank of the creek, the city's parks layer lists a 15-acre future park site called the Carroll Property.

The streets and the houses

Lucretia Ave curves through the middle from Phelan Ave toward Tully Rd, and McLaughlin Ave crosses it from north to south. East of McLaughlin, Turtlerock Dr, Spokane Dr, Bikini Ave, Malden Ave, Boa Vista Dr and Nisich Dr wind through detached-house tracts. Another set of curving streets (Kilchoan Way, Glenfinnan Dr, Kinross Way, Crinan Dr, Dornoch Ave, Durness Pl) sits near Holly Hill Dr.

Toward the creek and Tully Rd, Warfield Way, Summerside Dr, Summerton Dr, Summerplace Dr and a run of Summer- courts hold condo and townhome complexes, with Galveston Ave and Paseo Estero Dr nearby.

On the city zoning map, single-family R-1-8 covers about 17% of the land and R-1-8 planned developments about 13%, other planned developments about 14%, public/quasi-public land (mostly schools) about 12% and open space about 8%. Mixed Use Neighborhood and Urban Residential zoning, mostly on the condo blocks toward Tully Rd, cover about a tenth. All of it is City of San Jose.
