the story
How Lyndale & Sundown came to be
Most of this land joined San Jose in the late 1950s. City annexation records show 'Hillview No. 11' (June 1957) taking in the Kollmar Dr and McGinness Ave blocks, 'Capitol No. 2-A' (March 1958) the Murtha Dr, Farringdon Dr and Sundown Ln streets, and 'Hillview No. 45' (1963) the streets near Ocala Ave. One piece waited much longer: the Lyndale Ave blocks north of Story Rd, about a sixth of the outline, stayed unincorporated county land surrounded by the city until San Jose annexed them on November 12, 2010 ('Capitol No. 57').
The streets went in quickly. City sewer records date the mains on Nancy Ln to 1949; Lyndale Ave, Highwood Dr, Endfield Way and Kenilworth Way to 1953; Cornwall Dr, Sussex Dr, Bristol Dr and Belfast Dr to 1954; Farringdon Dr, Paddington Way, Ramsgate Way and Markingdon Ave to 1955; and Sundown Ln, Murtha Dr and McGinness Ave to 1956. South of Ocala Ave the dates run later: Ridgemont Dr 1967, Rose Ave 1968, Wonderama Dr and Supreme Dr 1976, Rose Creek Dr and Rosenelfe Cir 1994.
Two public projects anchor the north end. The Dr. Roberto Cruz Alum Rock Library at 3090 Alum Rock Ave opened on July 9, 2005, replacing a county-operated branch from 1978 (San Jose Public Library). VTA's Alum Rock light rail station sits at the north-west corner, and VTA is extending the line 2.4 miles down the Capitol Expy median, with an elevated Story Road station on this guide's west edge (VTA).
streets and homes
The streets and the houses
North of Story Rd are the Lyndale blocks: Lyndale Ave, Highwood Dr, Westboro Dr, Doris Ave, Nancy Ln, Florence Ave, Marmont Way, Dover Way, Kenilworth Way, Endfield Way and Stonehedge Way. Alum Rock Ave and Story Rd carry commercial frontage, and multifamily (R-M) parcels line Capitol Ave, Florence Ave and Rose Ave near the light rail station.
Between Story Rd and Ocala Ave the grid runs off Kollmar Dr, McGinness Ave, Sundown Ln and Murtha Dr, and many streets carry place names: Farringdon Dr, Paddington Way, Ramsgate Way, Hurlingham Way, Amesbury Way, Sherbrooke Way, Chiltern Way, Doncaster Way, Cornwall Dr and Sussex Dr. Most are R-1-8 single-family lots with mid-1950s sewer mains.
South of Ocala Ave the streets are newer: Ridgemont Dr, Home Gate Dr, Home Crest Dr, Wonderama Dr and Supreme Dr (with R-2 duplex zoning), and the planned-development streets Rose Creek Dr and Rosenelfe Cir. The Ocala STEAM Academy campus and its joint-use fields take up much of this block, and Lake Cunningham Park is directly across Cunningham Ave.

All of the outline is in the Alum Rock Union Elementary School District and the East Side Union High School District (Census district maps). Public schools inside on the district's current list: Lyndale Elementary (13901 Nordyke Dr), Ryan STEAM Academy (1241 McGinness Ave) and Ocala STEAM Academy (middle grades, 2800 Ocala Ave). Adelante Dual Language Academy, which the county layer still shows at 2999 Ridgemont Dr, is now listed by the district at 1720 Hopkins Dr in the Hillview & Capitol Park guide, after a consolidation the district board approved in December 2024. Mount Pleasant High is just across White Rd and James Lick High (57 N. White Rd) is north of Alum Rock Ave. Attendance boundaries change, so check the exact address with each district.

Getting around
- VTA's Alum Rock light rail station is at the north-west corner (Capitol Ave at Alum Rock Ave), about 0.8 mile straight-line from the middle of the guide.
- VTA's 2.4-mile extension runs on an elevated guideway in the Capitol Expy median along the west edge, with a new Story Road station at Capitol Expy and Story Rd and an Eastridge station at the Eastridge Transit Center; VTA expects full completion in early 2028.
- I-680 is about 1 mile straight-line west via Capitol Expy or Alum Rock Ave; US 101 is about 1.8 miles straight-line.
