How Mayfair came to be
Mayfair sits on flat valley land crossed by Lower Silver Creek, which runs north-west through the middle, past Mayfair Park, on its way to Coyote Creek (public maps). City annexation records show the area joining San Jose in pieces between 1956 and 1967: 'Hillview No. 1' on June 29, 1956 brought in the land along US 101 that now holds the golf course streets, 'Mayfair' annexations from 1957 to 1964 added blocks near I-680 such as Lyons Dr and Cinderella Ln, and 'Mayfair No. 2' on December 1, 1967 brought in about 31% of today's outline, the central blocks along McCreery Ave, Sunset Ave, Kammerer Ave and San Antonio St.
Freeways frame it on three sides: US 101 on the west, I-680 on the east and their junction with I-280 at the south-west corner. Much of the land beside that junction is public: Emma Prusch Farm Park (about 38 acres on the city layer), the Rancho del Pueblo golf course (about 31 acres of city park land that the city leases out) and P.A.L. Stadium Park (about 14 acres).
The city's growth-area layer maps Alum Rock Ave as an urban village: the 'Alum Rock Av (NBD Area)' village, which straddles the north edge from King Rd east to I-680, has an approved plan, and the city lists Alum Rock Ave and Story Rd as neighborhood business districts. The blocks between them are residential.

Between King Rd and I-680 the grid is built on long east-west streets (San Antonio St, McCreery Ave, Kammerer Ave, Lavonne Ave and Virginia Ave) crossed by Sunset Ave, Jackson Ave and 34th St. Shorter blocks off them include Duffy Way, Cooley Dr, Margaret St, Vollmer Way, Scharff Ave, Stowe Ave, Lausett Ave and Shortridge Ave. East of I-680, Cinderella Ln, Lyons Dr, Diana Ave, Pacina Dr, Lido Way and Poco Way fill the strip to Jackson Ave. By the golf course, Hermocilla Way and Firestone Loop lead to Merion Dr, Sawgrass Dr, Troon Dr, Ballybunion Way and Carnoustie Ct, which carry golf course names, and Packing Pl, Cannikin Dr and Preservation Dr form a tract near San Antonio St.
City zoning is mostly residential: about 29% of the land is R-1-8 single-family, about 12% planned-development residential (A(PD)) and about 10% R-2 two-family, with open-space zoning on the parks and main-street commercial zoning (MS-G) along Alum Rock Ave. The city's tract-map layer shows about 1,800 recorded lots in 58 tracts; they run up to about 110 lots (Diana Ave and Cinderella Ln). Expect detached houses on most streets, duplexes on the R-2 blocks and a few planned-development sites.

Nearly all of Mayfair is in the Alum Rock Union Elementary School District and the East Side Union High School District; a few blocks at the north-west corner near US 101 (Sedona Pl, San Antonio Ct, Parmer Ave and parts of 31st and 33rd streets) map to San Jose Unified (Census district maps). Public schools inside the outline, per Alum Rock Union's current list: San Antonio Elementary, which now also houses LUCHA at San Antonio (1721 E. San Antonio St), and Renaissance Academy at Mathson (2050 Kammerer Ave). The district's Early Learning Center is at 2000 Kammerer Ave; under the district's 2025-26 consolidation plan that campus kept its programs for children up to pre-K and moved its TK and kindergarten classes to San Antonio Elementary. Nearby: Anne Darling Elementary (San Jose Unified, 333 N. 33rd St), about 1.1 miles straight-line north, and Independence High (East Side Union, 1776 Educational Park Dr), about 1.5 miles. Two Alum Rock Union campuses just east in the Hillview area, A. J. Dorsa and Sylvia Cassell elementary schools, closed after the 2024-25 school year. Attendance boundaries change, so check the exact address with each district.
