Reading it right
- Listings name styles loosely, and many never name one, so these are counts of listings that do, not a census of the houses.
- Small numbers. A neighborhood with 6 sales naming a style may have many more houses of that style that didn’t sell, or weren’t described that way.
- For Eichlers by tract, see the Silicon Valley Eichler tracts.
How we counted
Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed. A sale counts for a style when its description names it, by the same rules as our Home Styles pages; each sale is placed by map position inside our neighborhood guides’ outlines. Past sales aren’t a forecast.
