What sellers in Sunnyvale should plan for
What we plan for on Sunnyvale listings.
Bidding depends on the neighborhood
measured: 24 months
Over the last two years, counting all home types, among neighborhoods with 10+ sales, Cherry Chase, Remington & Pome and Ortega Park sold furthest over asking: a typical 14.1%, 11.8% and 10.5% over. In Lawrence Station, where most sales are condos and townhomes, the typical sale closed 0.8% over (houses alone, 4.5% over), and in Hawthorn Park & Pioneer Homes at asking. Houses alone sold a typical 8.3% over, and 80% of them over asking. A citywide figure won’t price your home, so we start from your neighborhood’s record.
Eichlers and single-story districts
city and county records
The City of Sunnyvale flags 970 parcels as Eichlers, most built from 1958 to 1962, and county records list 959 of them as one story. 651 (67%) sit in a single-story (S) district, which limits a house to one story (districts are added by petition, so we check the current map), and in Eichler neighborhoods the city’s Eichler design guidelines shape how additions and exterior changes look. A buyer who plans a second story checks the zoning first. Since 2018 we’ve listed 15 Sunnyvale homes whose listings described them as Eichlers or mid-century homes; 10 closed over the final list price.

Most flood-zone homes are in three neighborhoods
city records
As of October 19, 2026, 851 of Sunnyvale’s 29,061 houses, condos and townhomes (3%) carry a FEMA high-risk flood zone code (A, AE or AO), and 741 of them are in Lawrence Station (320), Lakewood Village (257) and San Miguel (164). If the house itself is in an A or V zone, lenders on federally backed mortgages require flood insurance. Maps change, so for any address with a high-risk code we check the current FEMA map and order a flood zone determination before launch.
Mostly original houses
measured: 4% since 2000
The median Sunnyvale house was built in 1959, and 55% date from before 1960. Only 4% carry a build year of 2000 or later, which is how county records show a full rebuild. The typical house has 1,644 square feet on a 6,300 sq ft lot, and 19% have two or more stories. With so few rebuilds, the closest sales to yours are usually original houses too, so we price against how they were kept and updated.
Houses and condos sell differently
measured: 59% houses
59% of Sunnyvale’s sales in the last 12 months were single-family houses; the rest were condos and townhomes. In the two years to October 27, 2026, the typical condo or townhome sold for $1.38M ($898 per sq ft) and the typical house for $2.67M ($1,555 per sq ft). 55% of condo and townhome sales closed over asking, against 80% of houses.
Timing and transfer tax
measured and county
April closings sold over asking most often (83%), January least (64%). Sunnyvale has no city transfer tax: only the Santa Clara County tax of $1.10 per $1,000 applies, $3,300 on a $3 million sale. By local custom the seller pays it; it’s negotiable, and the purchase contract decides.

our plan
How we’d sell your Sunnyvale home
The same Property Nerd plan we run on every listing, tuned to Sunnyvale.
Price against the right sales
We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. In Sunnyvale that means your neighborhood’s record first: Cherry Chase and Lawrence Station bid very differently, and so do houses and condos.
Prepare what buyers notice
Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. On Eichlers and other original houses, inspections up front show what’s worth fixing before buyers find it.
Disclose early
Inspections and disclosures ready before launch, so buyers make offers on facts. Wherever the city’s records show a FEMA high-risk flood code, most often in Lawrence Station, Lakewood Village and San Miguel, that includes a flood zone determination for the address.
Launch on purpose
A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. April closings sold over asking most often, so a spring sale is planned in winter.
Negotiate and close
We compare offers on price, terms and certainty, then run escrow to closing.

questions
Questions Sunnyvale sellers ask us
How often do Sunnyvale homes sell over asking?
From January 2024 to September 2026, 73% of 2,269 Sunnyvale sales closed above the final list price, the highest share of the 25 cities with 100+ sales in the last 12 months, and the median overbid was $187K. 21% closed below it, with a median discount of $44K. In the $3M–5M band, 94% of 389 sales closed over asking. Across Silicon Valley, 60% closed over asking.
When is the best time to sell in Sunnyvale?
Averaged over 2012–2025, Sunnyvale closings in April sold over asking most often (83%) and January closings least often (64%). May has the most closings, about 11% of the year’s sales. Because closing comes about a month after the offer, plan a spring sale in winter.
Is my Sunnyvale Eichler in a single-story district?
Two-thirds of the 970 parcels the City of Sunnyvale flags as Eichlers are: 651 (67%) sit in a single-story (S) district, which limits a house to one story. The flag leaves out the 1949–1950 tracts, and districts are added by petition. An “/S” on the parcel’s zoning (R-0/S, R-1/S or R-2/S) means a district applies. We confirm your parcel’s zoning with the City before you list.
Is my Sunnyvale home in a flood zone?
Most aren’t in a high-risk zone: 851 of Sunnyvale’s 29,061 houses, condos and townhomes (3%) carry a FEMA high-risk flood zone code (A, AE or AO) in the city’s parcel records, and 741 of them are in Lawrence Station, Lakewood Village and San Miguel. Zone X, where 96% are, isn’t zero risk. If the house itself is in an A or V zone, lenders on federally backed mortgages require flood insurance. A flood zone determination for the address settles it, and we order one before you list.
Does Sunnyvale charge a transfer tax?
Sunnyvale has no city transfer tax. The Santa Clara County documentary transfer tax is $1.10 per $1,000 of the sale price, $3,300 on a $3 million sale. By local custom the seller pays it; it’s negotiable, and the purchase contract decides.
What do you charge to sell a Sunnyvale home?
Commissions are negotiable. We offer bundled services, so ask us what’s included.
