Every Sunnyvale Eichler, Counted: 970 Houses by Tract, Year and Size

The City of Sunnyvale’s parcel records mark every parcel it counts as an Eichler with a yes-or-no flag, alongside the county’s tract number, year built, size and zoning. On October 19, 2026, 970 parcels carried that flag. We grouped them by tract, year and size to see how Joseph Eichler’s Sunnyvale houses add up. This post shows counts only, with no addresses or owner details.

The short answer

  • 970 flagged Eichlers. 962 still carry an original build year from 1958 to 1973; 8 show a later year because the house was rebuilt.
  • Two waves. 793 were built from 1958 to 1962 and 169 from 1967 to 1973. None of the flagged houses date from 1963 to 1966.
  • Still one story. County records list 959 of the 970 as one story (99%); 11 have a second story.
  • Two-thirds are zoned single-story. 651 (67%) sit in a single-story (S) combining district, which limits a house to one story.
  • The later houses are bigger. The median 1958–62 Eichler has 1,752 square feet; the median 1967–73 Eichler has 2,102.
  • The flag skips Eichler’s first Sunnyvale houses. The 1949–1950 tracts, Sunnyvale Manor, its addition and Sunnymount Gardens, aren’t flagged, so they aren’t in these counts. Our Sunnyvale Manor & Sunnymount Gardens guide covers them.

Tract by tract

Each county tract with flagged Eichlers, oldest first. “Streets” lists the streets with the most flagged houses in that tract. “Single-story district” counts the parcels in an S district. The last column names the neighborhood guide whose outline holds them; where guides overlap, the smaller one is named.

By neighborhood guide

Counting each flagged house once, in the smallest of our guide outlines that contains it: Fairbrae 271, Fairwood 219, Rancho Verde 82, Fairorchard 54, Cumberland & Las Palmas 46, Cherryhill 38, Primewood 35, Rancho Sans Souci 34, Panama Park 21, Birdland 19. Another 151 (16%) sit outside our current Sunnyvale guide outlines: the 76 houses of tract 2227, which the city calls Fairbrae Unit 1 (1958, on Pome and Quince avenues, Pomegranate and Pulora courts and Sheraton Drive), 55 houses of tract 2653 next to the Rancho Verde guide, and the 15 houses of tract 4694. Our guides don’t cover those blocks yet.

What stands out

  • Most of Sunnyvale’s Eichlers came in five years. 793 of the 962 original-year houses were built from 1958 to 1962, most of them in tracts our Fairbrae, Fairwood, Rancho Verde, Fairorchard and Cherryhill guides cover.
  • The late tracts are small. After the gap, the tracts run 15 to 46 houses: Parmer Place (1967), Rancho Sans Souci (1968), Primewood (1968–1970 in county records), 15 houses on Polk, Vasquez and Iowa Avenues (1969), 20 on Chukar and Chickadee Courts (1971, inside our Fairwood guide) and 19 on Lorne Way (1973, inside our Birdland guide). Eichler died in 1974.
  • Single-story zoning is mostly a 1958–62 story. 610 of the 793 early houses are in an S district, against 35 of the 169 later ones, all of them in Primewood. Fairorchard and Primewood are zoned single-story in full; Cherryhill’s 1962 tract, Parmer Place and Rancho Sans Souci are not.
  • Nine in ten single-story parcels are Eichlers. Citywide, the parcel records put 715 parcels in an S district, and 651 of them (91%) are flagged Eichlers. The other 64 are mostly three small groups: Bobolink Circle and Belfast Court (1959), Fremont Terrace (1978) and Wilmington Terrace (2009).
  • Four bedrooms is the norm. County records list four or more bedrooms for 88% of the 1958–62 houses and 82% of the 1967–73 ones.

Reading it right

  • The flag is the city’s. It marks the parcels Sunnyvale treats as Eichlers. It leaves out the 1949–1950 tracts and may miss individual houses; one 1968 Rancho Sans Souci house isn’t flagged, for example.
  • County records lag remodels. Stories, bedrooms and square feet come from assessor data and may not reflect recent work. Check permits for any house you’re buying.
  • Zoning is a snapshot. Single-story districts are added by petition, so check the current zoning map for a specific parcel.
  • Tract numbers aren’t names. County tract numbers come from the recorded maps; neighborhood names like Fairorchard and Parmer Place come from listings and Eichler publications.
