What sellers in Gilroy should plan for
What we plan for on Gilroy listings.
Price is the strategy
measured: 38% under asking
38% of Gilroy sales closed under the final list price, the 4th-highest share of the 25 cities with 100+ sales in the last 12 months. Over the last two years the typical sale closed at asking in six of our seven Gilroy neighborhoods; Sunrise Park ran furthest over (0.9%), and Eagle Ridge & Hecker Pass and Lions Creek & Country Estates had the fewest sales over asking (39% and 38%). We price against the closest recent sales on your side of town.
Bidding fades with price
measured: by price band
From January 2024 to September 2026, 48% of 376 Gilroy sales under $1 million closed over asking, 44% of 443 between $1 million and $1.5 million, and 38% of 141 between $1.5 million and $2 million. The higher the price, the fewer sales went over asking.
Newer houses, more second stories
measured: 39% since 2000
The median Gilroy house was built in 1996 and has 2,030 square feet on a 6,820 sq ft lot; 39% were built in 2000 or later and 55% have two or more stories. The range is wide: in Downtown Gilroy the median house dates from 1951 and 10% have a second story, while in Eagle Ridge & Hecker Pass 96% were built since 2000 and the median house has 3,030 square feet. Each draws its own buyers, so we price against sales of your kind of house.
Fire zones, and one flood pocket
measured: 24% of houses
2,941 Gilroy houses (24%) have part of the lot in a CAL FIRE fire hazard zone: 799 High and 2,142 Moderate, none Very High. The most are in Glen Loma & Christmas Hill (1,003) and Lions Creek & Country Estates (610), and Eagle Ridge & Hecker Pass has the most in a High zone (394). Depending on the zone and the kind of area, a zone can bring defensible-space rules and a line on the natural hazard disclosure. 103 houses (1%) have their parcel center in a FEMA high-risk flood zone, 101 of them in Glen Loma & Christmas Hill.
Mostly houses
measured: 92% houses
92% of Gilroy sales in the last 12 months were single-family houses; 1 in 10 sales closed at $760K or less and 1 in 10 at $1.76M or more. In the two years to October 27, 2026, 45 condos and townhomes sold, at a typical $600K, and 36% closed over asking (houses: 44%).
Timing and transfer tax
measured and county
May closings sold over asking most often (55%), December least (35%), and July has the most closings. A May closing typically means an accepted offer in April. Gilroy has no city transfer tax; the Santa Clara County tax is $1.10 per $1,000, and who pays it is negotiable.

our plan
How we’d sell your Gilroy home
The same Property Nerd plan we run on every listing, tuned to Gilroy.
Price against the right sales
We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. In Gilroy, where the typical sale closed at asking in six of our seven neighborhoods, that means pricing to the closest recent sales of your kind of house.
Prepare what buyers notice
Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. Inspections up front show what’s worth fixing before buyers find it.
Disclose early
Inspections and disclosures ready before launch, so buyers make offers on facts. In a fire hazard zone we start the disclosure paperwork early, and in Glen Loma we check the flood zone for the address.
Launch on purpose
A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. May closings sold over asking most often; a May closing typically means an accepted offer in April.
Negotiate and close
We compare offers on price, terms and certainty, then run escrow to closing.

questions
Questions Gilroy sellers ask us
How often do Gilroy homes sell over asking?
From January 2024 to September 2026, 44% of 1,024 Gilroy sales closed above the final list price, with a median overbid of $25K, and 38% closed below it, with a median discount of $29K. Under $1 million, 48% of 376 sales closed over asking. Across Silicon Valley, 60% closed over asking.
When is the best time to sell in Gilroy?
Averaged over 2012–2025, Gilroy closings in May sold over asking most often (55%) and December closings least often (35%). July has the most closings, about 10% of the year’s sales. A May closing typically means an accepted offer in April, with the listing before that.
Is my Gilroy house in a fire hazard zone?
2,941 Gilroy houses (24%) have part of the lot in a CAL FIRE fire hazard severity zone: 799 High and 2,142 Moderate, and none Very High. The most are in Glen Loma & Christmas Hill (1,003) and Lions Creek & Country Estates (610); Downtown Gilroy has none. A seller’s natural hazard disclosure report states the zones for the property, and we check your parcel before you list.
Is my Gilroy house in a flood zone?
Few are in FEMA’s high-risk zones: 103 of Gilroy’s 12,471 houses (1%) have their parcel center in one, 101 of them in Glen Loma & Christmas Hill, all of those in zone AH. Maps change, so we check the current FEMA map. If the house itself is in an A or V zone, lenders on federally backed mortgages require flood insurance; a flood zone determination for the address settles it.
Does Gilroy charge a transfer tax?
Gilroy has no city transfer tax. The Santa Clara County documentary transfer tax is $1.10 per $1,000 of the sale price, so $1,100 on a $1 million sale. By local custom the seller pays it; who pays is negotiable, and the purchase contract decides.
What do you charge to sell a Gilroy home?
Commissions are negotiable. We offer bundled services, so ask us what’s included.
