What sellers in Burlingame should plan for
What we’d plan for on a Burlingame listing.
Bidding depends on the neighborhood
measured: 24 months
Counting all home types, in the 24 months to October 27, 2026, Mills Estates, Lyon Hoag & Burlingame Gardens and Ray Park & Burlingame Village sold furthest over asking of our guides with 10+ sales, a typical 5.3% to 8.4% over. In Easton Addition and Burlingame Park the typical sale closed at asking (houses alone, 0.3% and 0.5% over), and in Downtown Burlingame 2.2% under, with 30% of its 40 sales over asking. A citywide figure won’t price your house, so we start from your neighborhood’s record.
Houses and condos sell differently
measured: houses vs. condos
79% of Burlingame’s sales in the last 12 months were single-family houses. In the two years to October 27, 2026, 65% of house sales closed over asking, against 29% of the 70 condo and townhome sales, and the median condo or townhome closed 2.1% under its list price. The typical one sold for $1.07M, or $783 per square foot, against $3.1M for a typical house.
Fire zones in Mills Estates and Burlingame Hills
measured: 14% of lots
Across our eight Burlingame guides, 885 of 6,324 single-family lots (14%) are at least partly in a CAL FIRE fire hazard severity zone: 295 Very High, 332 High and 258 Moderate. They’re all in Mills Estates (462, 216 of them Very High) and Burlingame Hills (423), which also have the largest median lots of our guides, 9,150 and 11,600 sq ft. Part of Burlingame Hills is unincorporated San Mateo County, so the building department for the address (the city’s, or the county’s on unincorporated land) can say which rules apply. Depending on the zone and the kind of area, a zone can bring stricter building standards, defensible-space rules and a line on the seller’s natural hazard disclosure.
Eichlers in Mills Estates
our Eichler index
Our Peninsula Eichler tract index lists one Burlingame Eichler tract, in Mills Estates: about 100 homes, built 1963–1964. We found no single-story overlay in Burlingame, though design review and neighborhood guidelines still apply in many places, and almost every Mills Estates lot is on the city’s map of properties that need a Hillside Area Construction Permit. If yours is an Eichler, we document its original features and later updates before you list.
Flood and liquefaction zones
FEMA and state maps
227 of the 6,324 single-family lots in our Burlingame guides (4%) have their parcel center in a FEMA high-risk flood zone. 185 of them are in Burlingame Terrace (24% of its lots), all in zone AH: shallow ponding, usually 1 to 3 feet deep. By parcel center, the state’s liquefaction zones cover 511 of Easton Addition’s 1,562 lots, 444 of 757 in Burlingame Terrace, 363 of 744 in Ray Park & Burlingame Village and 223 of 454 in Burlingame Park. If the house itself is in an A or V zone, lenders on federally backed mortgages require flood insurance, and sellers must disclose when a home is in a seismic hazard zone, so we order a flood zone determination and pull the zones for the address before launch.
Timing and transfer tax
measured and county
Averaged over 2012–2025, April closings sold over asking most often (68.9%), January least (44.6%), and June is busiest. An April closing typically means an accepted offer in March. Burlingame adds no city transfer tax, so a $2 million sale carries only the San Mateo County tax of $1.10 per $1,000, or $2,200, against $12,200 in the City of San Mateo next door. By local custom the seller pays the county tax, and the buyer usually pays the escrow fee and the owner’s title policy. All of it is negotiable, and the purchase contract decides.

our plan
How we’d sell your Burlingame home
The same Property Nerd plan we run on every listing, tuned to Burlingame.
Price against the right sales
We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. In Burlingame that means pricing to your neighborhood’s record and your kind of home: over the last two years the typical sale ran from 8.4% over asking in Mills Estates to 2.2% under in Downtown Burlingame.
Prepare what buyers notice
Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. On a Mills Estates Eichler, we document the original features and the updates before buyers ask.
Disclose early
Inspections and disclosures ready before launch, so buyers make offers on facts. In Mills Estates and Burlingame Hills that includes the fire zone and the building rules for the address; in Burlingame Terrace, a flood zone determination.
Launch on purpose
A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. April closings sold over asking most often, so a spring sale is planned in winter.
Negotiate and close
We compare offers on price, terms and certainty, then run escrow to closing.

questions
Questions Burlingame sellers ask us
How often do Burlingame homes sell over asking?
From January 2024 to September 2026, 58% of 569 Burlingame sales closed above the final list price, with a median overbid of $252K. 30% closed below it, with a median discount of $81K. In the $3M–5M band, 66% of 216 sales closed over asking. Across Silicon Valley, 60% closed over asking.
When is the best time to sell in Burlingame?
Averaged over 2012–2025, Burlingame closings in April sold over asking most often (69%) and January closings least often (45%). June has the most closings, about 11% of the year’s sales. An April closing typically means an accepted offer in March, with the listing before that.
Is my Burlingame house in a fire hazard zone?
Across our eight Burlingame neighborhood guides, 885 of 6,324 single-family lots (14%) are at least partly in a CAL FIRE fire hazard severity zone: 295 Very High, 332 High and 258 Moderate. All of them are in Mills Estates (462) and Burlingame Hills (423), and part of Burlingame Hills is unincorporated San Mateo County. Depending on the zone and the kind of area, a zone can bring stricter building standards, defensible-space rules and a line on the seller’s natural hazard disclosure, and the building department for the address can say which apply. We check your parcel before you list.
Is my Burlingame house in a flood zone?
Few are: 227 of the 6,324 single-family lots in our eight Burlingame guides (4%) have their parcel center in a FEMA high-risk flood zone; 185 of them are in Burlingame Terrace, all in zone AH. Maps change, so we check the current FEMA map for the address. If the house itself is in an A or V zone, lenders on federally backed mortgages require flood insurance; a flood zone determination for the address settles it.
Are there Eichlers in Burlingame?
Yes. Our Peninsula Eichler tract index lists one Burlingame tract, in Mills Estates: about 100 homes, built 1963–1964. We found no single-story overlay in Burlingame, though design review and neighborhood guidelines still apply in many places, and almost every Mills Estates lot is on the city’s map of properties that need a Hillside Area Construction Permit.
Does Burlingame charge a transfer tax?
No. Burlingame adds no city transfer tax, so only the San Mateo County tax applies: $1.10 per $1,000 of the sale price, or $2,200 on a $2 million sale. The City of San Mateo next door adds its own, so the same sale there carries $12,200. By local custom the seller pays the county tax, and in San Mateo County the buyer usually pays the escrow fee and the owner’s title policy, the reverse of Santa Clara County. All of it is negotiable, and the purchase contract decides.
What do you charge to sell a Burlingame home?
Commissions are negotiable. We offer bundled services, so ask us what’s included.
