Before you buy
- Not all of a lot is usable. Slopes, easements, creek setbacks and fire-zone rules can leave less room than the number suggests.
- Check what it can hold: zoning sets how big a house, ADU or pool can go on it; the Build Lab walks through it, and SB 9 may allow a lot split.
- Lot size in a listing can be rounded or out of date; the county parcel map is the check.
How we counted
Closed sales of houses (MLS property type “single family home”) with a Sunnyvale address between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). A house counts when the lot size in its listing is 10,000 square feet or more (up to about 115 acres). Price per square foot uses sales with 400 sq ft or more and is compared with the median for all Sunnyvale houses. Neighborhoods are our guides’ outlines, placed by each sale’s map position. Past sales aren’t a forecast or the value of any one home.
