Before you buy

  • Check the slope and the usable land. Many acre lots here are hillside; setbacks, creeks, easements and fire-zone rules can leave far less flat land than the acreage suggests.
  • Water, septic and access: some rural lots are on a well or septic system, or a shared private road; ask for the reports and the road agreement.
  • Fire zone and insurance: look the address up on our Flood & Fire Zones page and get an insurance quote early; the Build Lab shows what a lot can hold.

How we counted

Closed sales of houses (MLS property type “single family home”) with a San Jose address between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). A house counts when the lot size in its listing is 43,560 square feet (one acre) or more, up to about 115 acres. Price per square foot uses sales with 400 sq ft or more and is compared with the median for all San Jose houses. Neighborhoods are our guides’ outlines, placed by each sale’s map position. Past sales aren’t a forecast or the value of any one home.
