How we counted

Closed house sales (MLS property type “single family home”) in San Jose between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records removed (same MLS number and sale date). Each sale is placed by its map position inside our neighborhood guide outlines; a sale inside two guides of this area counts once in the area figures. Condos and townhomes aren’t in these figures because the sold feed doesn’t give their map positions. Medians follow the mix of homes, and past sales aren’t a forecast or the value of any one home.
