the story

How Alviso came to be

Alviso sits where the Guadalupe River and Coyote Creek reach the bay through Alviso Slough. It takes its name from Ignacio Alviso, who received the Rincón de los Esteros land grant in 1838, and History San Jose dates the town to the 1840s and its incorporation to 1852. In the mid-1800s it was the port of San Jose, with steamboats running to San Francisco; the 1864 railroad between San Francisco and San Jose bypassed it, and by the 1880s it was a stop on the Southern Pacific line toward Oakland.

Industry followed the water. History San Jose lists the Alviso Mills flour mill from 1853 until 1885 and the Bayside Canning Company, which opened in 1906 and was sold in 1936. The city's historic resources inventory still lists the constable's office and jail (about 1865), the old Union Warehouse and docks (about 1858), the railroad depot (about 1885), the Bayside Canning Company buildings, a hotel from about 1900 and the old city hall and firehouse on Taylor St (about 1933). About 32 acres of the old grid west of Gold St form the Alviso National Register District on the city's historic-area map, and a 6-acre Bayside Canning Company City Conservation Area sits inside it.

Alviso stayed a separate city for more than a century. History San Jose says voters rejected consolidation with San Jose in 1961 and 1962, then approved it 189 to 180 in 1968; the city's annexation records list the 1968 'Alviso Consolidation'. The same history lists Guadalupe River floods in 1862, 1895, 1911, 1955, 1958, 1963, 1969, 1982, 1986 and 1995. In April 2022 the Army Corps of Engineers and Valley Water broke ground on a levee of about four miles running north from Alviso Marina County Park and east to Artesian Slough, built to keep bay flooding out of Alviso and the regional wastewater facility, according to a local news report.

streets and homes

The streets and the houses

The National Register blocks are west of Gold St: Hope St, El Dorado St, Elizabeth St, Catherine St, Taylor St, Liberty St, Moffat St and Mill St, between the railroad and the slough. This is the National Register district, zoned for pedestrian commercial and mixed use on the city map, with older homes, warehouses and storefronts side by side. Exterior work here can involve city historic review; ask the city before planning changes.

East of Gold St the grid turns to run along State St, Wabash St, Michigan Ave and Grand Blvd toward the marsh. These blocks are zoned R-M (multiple residence), and most parcels are about 5,500 to 6,500 sq ft on the city's parcel map, so detached homes sit next to duplexes and small apartment buildings. Light-industrial lots line Pacific Ave toward the refuge.

N. 1st St angles in from SR 237 and ends at Taylor St. Along it are Mayne Elementary, the library and Alviso Park, a planned-development townhome cluster on Trinity Park Dr off Grand Blvd (three recorded tracts of about 115 lots on the city's tract map), and commercial land toward the river. South of the river, a small loop of homes on Channel Dr, Sun Rise Dr, Seaview Dr and Horizon Cir is zoned R-M and planned development.

nerd notes

Buying or selling in Alviso: what we check

Buying here

  • Flood: the city's flood layer puts the whole outline in FEMA Zones AE and A (special flood hazard areas). Lenders usually require flood insurance; get a quote early and check the address on the FEMA Map Service Center.
  • Levee: the shoreline levee broke ground in 2022. Check its current status and whether FEMA has revised the flood map before assuming any change in zone or insurance cost.
  • Liquefaction: about 95% of the outline is inside a state-mapped liquefaction zone (California Geological Survey).
  • Historic rules: the National Register district and the Bayside Canning Company City Conservation Area west of Gold St can bring city historic review for exterior work and demolition; check with the city's historic preservation staff before planning changes.
  • Plans: the outline is inside the city's Alviso Master Plan specific plan area, and the Urban Growth Boundary runs through its north part (open space and marsh edge). Check zoning and plan rules for the parcel.
  • Search filters: listings here often show the postal city Alviso (ZIP 95002) rather than San Jose; it is still City of San Jose land.

Selling here

  • Alviso is a small, distinct village with few sales; price against recent Alviso sales first, then nearby North San Jose, and explain the setting.
  • Have flood insurance history and any elevation certificate ready.
  • For homes in or near the historic district, have permit history and any historic review approvals ready.
  • Point out the marina, the Bay Trail and the river trail, and the drive time to North San Jose jobs via SR 237.
