Reading it right
- Medians move with the mix of homes that sold, so a change of a few percent can be the mix, not the market.
- These are the cities we cover in San Mateo County (16 cities and towns, from Daly City to Portola Valley).
- For this week’s market, see the Housing Market Index and Market Pulse.
How we counted
Closed sales of houses, condos and townhouses between October 28, 2024 and October 27, 2026 in San Mateo County, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address and unit number plus sale date). “Change” compares the median of the last 12 months (to October 27, 2026) with the 12 months before. ZIP codes are the ones on the listings; a ZIP that crosses a city line is listed under the city with most of its sales. Price per square foot uses sales with 400 (300 for condos) sq ft or more. Past sales aren’t a forecast or the value of any one home.
