Reading it right
- Lower prices usually mean smaller or older houses. Compare price per square foot, and look at size, condition and lot.
- A ZIP can be large. San Jose ZIPs like 95111 or 95127 run across many neighborhoods with different prices; our ZIP pages show the streets.
- Prices move. These are the last 12 months; ask us what the same streets are selling for this month.
How we counted
Closed sales of houses, condos and townhouses between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address and unit number plus sale date). “Change” compares the median of the last 12 months (to October 27, 2026) with the 12 months before. ZIP codes are the ones on the listings; a ZIP that crosses a city line is listed under the city with most of its sales. Price per square foot uses sales with 400 (300 for condos) sq ft or more. Past sales aren’t a forecast or the value of any one home.
