Reading it right
- A median moves with the mix. A ZIP with a few big estates selling in one year can jump; check the sales count.
- ZIP codes cross city lines. 94025 covers Menlo Park and parts of Atherton; 95070 is Saratoga; 94022 and 94024 split Los Altos and Los Altos Hills.
- Price per square foot is often the fairer comparison between ZIPs with different house sizes.
How we counted
Closed sales of houses between October 28, 2024 and October 27, 2026 in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). “Change” compares the median of the last 12 months (to October 27, 2026) with the 12 months before. ZIP codes are the ones on the listings; a ZIP that crosses a city line is listed under the city with most of its sales. Price per square foot uses sales with 400 sq ft or more. Past sales aren’t a forecast or the value of any one home.
