Before you buy

  • Ask what kind and how old: central air, a heat pump or mini-splits, and the year it went in. A heat pump also heats.
  • No A/C? Adding central air to a house without ducts costs more; mini-splits or a heat pump may be the simpler fit. Get a bid before you write the offer.
  • Check the electrical panel if you plan to add A/C, an EV charger or an induction range; our Solar Lab runs the numbers on solar to offset the power.

How we counted

Closed sales of houses (MLS property type “single family home”) with a Mountain View address between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). A house counts when its listing description mentions central air, A/C, air conditioning, a heat pump or mini-splits, so houses whose listings leave it out aren’t counted. Price per square foot uses sales with 400 sq ft or more and is compared with the median for all Mountain View houses. Neighborhoods are our guides’ outlines, placed by each sale’s map position. Past sales aren’t a forecast or the value of any one home.
