What does a house near Caltrain cost? We measured every house that sold in the two years to October 27, 2026 against the 27 Caltrain stations in the cities we cover, from South San Francisco to Gilroy (San Martin, in unincorporated Santa Clara County, and the San Francisco stops aren’t included), and ranked the stations by the median price of the houses within a mile. The most expensive station area, Stanford, had a median of $4.51M; the least expensive, Gilroy, $1M.

The short answer

  • Most expensive within a mile: Stanford ($4.51M), California Avenue ($4.1M) and Palo Alto ($3.86M).
  • Least expensive: Gilroy ($1M), South San Francisco ($1.2M) and San Bruno ($1.25M).
  • Most bidding: San Antonio, where 81% of houses within a mile sold over asking.

Reading it right

  • Station areas overlap. Palo Alto, Stanford and California Avenue, or Hillsdale and Hayward Park, share many of the same houses.
  • A mile is a long walk. Within half a mile is closer to a walk to the train; bikes and shuttles stretch it.
  • Stanford station runs only for special events, such as Stanford football games; the Palo Alto and California Avenue stations serve the same houses every day.
  • Many homes near the tracks are condos and townhomes, which aren’t in these figures; the live map shows them.

How we counted

Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date), measured straight-line from each sale’s map position to each station. Condos and townhomes aren’t in these figures because the sold feed doesn’t give their map positions. Past sales aren’t a forecast or the value of any one home.
