What does a house near BART cost south of San Francisco? Reading it right

  • Millbrae is also a Caltrain station, and Milpitas connects to VTA light rail; our VTA page maps those stops. Berryessa connects to VTA buses.
  • Colma and Daly City stations sit near the San Francisco line; houses in San Francisco aren’t counted here.
  • Many homes near stations are condos and townhomes, which aren’t in these figures; the live map shows them.

How we counted

Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date), measured straight-line from each sale’s map position to each station. Condos and townhomes aren’t in these figures because the sold feed doesn’t give their map positions. Past sales aren’t a forecast or the value of any one home.
