What to look for

  • Flat and low-slope roofs need regular care; ask about the roof’s age and drainage.
  • Radiant floor heating is common in these houses; have it checked, and ask whether it has been replaced with forced air or mini-splits.
  • Original details such as post-and-beam framing, glass walls and wood ceilings drive value; check what’s original and what’s been changed.
  • Listings name styles loosely, so some of these houses are “inspired by” the style more than pure examples, and many true examples never say the word.

How we counted

Closed sales of houses (MLS property type “single family home”) with a San Jose address between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date). A house counts for the style when its listing description names it, by the same rules as our Home Styles pages. Price per square foot uses sales with 400 sq ft or more and is compared with the median for all San Jose houses. Neighborhoods are our guides’ outlines, placed by each sale’s map position. Past sales aren’t a forecast or the value of any one home.
