Before you buy near a downtown

  • Walk it at different times. Visit on a weekday evening and a weekend, and check event nights, deliveries and parking on the street you like.
  • Ask about parking permits and what the city plans for the blocks around it; downtowns add housing and change traffic patterns.
  • Close-in homes are often condos and townhomes, which aren’t in these figures; the live map shows them.

How we counted

Closed sales of houses between October 28, 2024 and October 27, 2026 in Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date), measured from each sale’s map position to the downtown point, straight-line. The downtown point is a single spot on the main street; some are approximate. Condos and townhomes aren’t in these figures because the sold feed doesn’t give their map positions. Past sales aren’t a forecast or the value of any one home.
