Blog > Home Prices Near 21 Silicon Valley Downtowns, Ranked (2026)
Which Silicon Valley downtown costs the most to live near? We measured every house that sold in the two years to October 27, 2026 against 21 downtown main streets outside San Francisco, from South San Francisco to Gilroy, and ranked them by the median price within a mile. Downtown Los Altos (Main & State streets) led at $5.5M; Downtown Gilroy (Monterey St) had the lowest, $1M.
The short answer
- Most expensive within a mile: Downtown Los Altos ($5.5M), Saratoga Village ($4.8M) and California Avenue ($4.11M).
- Least expensive: Downtown Gilroy ($1M), Downtown San Jose ($1.1M) and Japantown San Jose ($1.18M).

Every downtown, ranked
Houses sold within a mile of each downtown point, highest median first, with the median within half a mile where there were at least 10 sales.
Reading it right
- Close-in homes are often condos and townhomes, which aren’t in these figures; the live map shows them.
- A mile is about a 20-minute walk. Half a mile is closer to an everyday walk.
- Downtown points are one spot on each main street; some are approximate.
How we counted
Closed sales of houses (MLS property type “single family home”) between October 28, 2024 and October 27, 2026 in Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date), measured straight-line from each sale’s map position to each downtown point. Condos and townhomes aren’t in these figures because the sold feed doesn’t give their map positions. Past sales aren’t a forecast or the value of any one home.
