How to read the comparison
What it shows
- Sales near your priceEvery house, condo or townhome sale in each city within the range you pick, from the last six months.
- Medians, not averagesThe middle value of those sales, so one estate or one very small condo doesn’t skew the picture.
- Price per square footSale price divided by the listed living area; the lot and the condition aren’t in it.
- Sale-to-listHow those sales closed against their list prices. There’s more in the Offer Lab.
What it can’t show
- Condition and updatesA remodeled home and a fixer can sell for very different prices on the same street.
- The exact streetPrices can change block by block inside a city; ask us for the sales near a specific home.
- What’s for sale todayThese are closed sales. For homes on the market now, see Market Pulse or search homes.
Small samples move a lot: if a column shows fewer than five sales, widen the price range or change the home type. Sale records don’t include the year built, so it’s left out rather than guessed.
questions
Questions we hear
Why six months?
It’s long enough to give most cities a useful number of sales near a given price, and short enough to reflect the current market.
Why is a lot size missing?
Lot size only applies to houses, and some sale records don’t include it.
Can I compare more than three cities?
Three at a time keeps the page fast. Change any city to compare a different one, or open Market Pulse for all 32 cities.
Where does the data come from?
Closed sales reported to the MLS and shared with our site through IDX feeds, read each time the page loads. Mobile homes, multi-unit buildings, land and commercial sales are left out.
