Townhouse vs. Condo in Silicon Valley: What Each Sold For, City by City (2026)
by
Townhouse or condo? Both are usually part of a homeowners association, but they sell differently: a townhouse is typically a multi-level home with its own entry and often an attached garage, and a condo is typically a unit in a building. We compared the 1,874 townhouses and 2,465 condos that sold in Santa Clara and San Mateo counties in the 12 months to October 27, 2026 (the MLS property type for each), overall and city by city.
The short answer
- Price: the median townhouse sold for $1.25M and the median condo for $735K.
- Size: townhouses ran larger, a median of 1,538 sq ft against 1,104, with 3 bedrooms against 2.
- Per square foot: $817 for townhouses and $686 for condos, so townhouse space cost more per foot.
- Competition: 55% of townhouses sold over asking, against 31% of condos.
- The listings: 29% of townhouse listings mention an attached or private garage and 18% in-unit laundry, against 12% and 33% for condos.

Choosing between them
- Stairs or one level. Townhouses are usually two or three stories; a condo is often one floor, and some buildings have elevators.
- What the HOA covers. Dues and coverage vary by complex in both: read the budget, the reserve study and the insurance before you write an offer. See our HOA Lab.
- Parking and storage. An attached garage is more common with townhouses; condos may have assigned or garage spaces.
- Shared walls and rules. Both share walls with neighbors (end units and top floors share fewer); rentals, pets and remodeling follow the association’s rules.
How we counted
Closed sales with the MLS property type condominium or townhouse in Santa Clara and San Mateo counties, October 28, 2025 to October 27, 2026, read through the IDX feeds that power our home search, with repeat records removed (same MLS number and sale date). The MLS type follows how the listing was entered, and some townhouse-style homes are legally condos, so treat the split as close, not exact. Medians follow the mix of homes; a city’s figures depend on its complexes.
