Blog > Primewood Eichlers: Storybook Architecture in Sunnyvale
In the heart of Sunnyvale, California lies Primewood, a small tract of 35 Eichler homes that exude beauty, charm, and character. Built from 1969 to 1972, Primewood is a late addition to Joseph Eichler’s legacy, but it’s among his most impressive feats. These Eichlers are some of the largest homes he built, ranging from 1700 to 2600 square feet, and most of them are 4-bedroom models. Designed by the architectural firms of Claude Oakland and Jones & Emmons, many of the Primewood Eichlers are double-gabled models with atriums.
What sets Primewood Eichlers apart is their enchanting and whimsical design that evokes a fairytale village. Instead of flat roofs, these Eichlers have steep gables filled with glass that creates a symbol of ‘home sweet home.’ Most homes have a poetry and playfulness that illustrate modern architecture’s abstract nature. One of the models in Primewood consists of two steep, side-gabled, shake-roofed pavilions that suggest a pair of beach cottages, and some go further, evoking Tiki huts.
Primewood’s curving streets, trees that arch overhead, and buried utility lines create a distinct sense of place. The neighborhood is almost entirely intact, with most homes even having their original garage doors. It is worth noting that Primewood falls under the Eichler Design Guidelines, a city plan that protects the integrity of several Eichler neighborhoods. Other Eichler communities included in the program are Fairbrae, Midtown, Rancho Verde, Parmer Place, Fairorchard, Rancho San Souci, Fairwood, and Fairpark.

What makes Primewood even more special is the residents’ communal spirit. Neighbors enjoy block parties, neighborhood parades, and street games like tennis, baseball, Wiffle ball, and soccer. The community’s unity is further strengthened by their love for architecture. Many residents have come together through their passion for the unique design and have formed strong bonds through socializing and gatherings.
In summary, Primewood Eichlers in Sunnyvale is a beautiful and special place. It is a largely intact Eichler neighborhood covered by the city’s Eichler Design Guidelines.
