From July to September 2026, 31 houses sold in Silicon Valley whose listings called them Eichler houses, and 84% of them sold over the asking price. Here’s what they sold for, how the quarter compares with the ones before it, and what it means if you’re thinking of selling one.

The short answer

  • Sales: 31 in Q3 2026, against 48 in Q3 2025. Sales reported late can still add a few to the newest quarter.
  • Median price: $3.06M (Q3 2025: $2.63M).
  • Sold over asking: 26 of 31, or 84% (Q3 2025: 63%).
  • Median sale vs. list price: 7.9% over (Q3 2025: 3.1% over).
  • Median price per sq ft: $1,515 (Q3 2025: $1,549).

A quarter is a small sample: one or two sales in Palo Alto or San Mateo can move the median. Against Q3 2025, the median price rose while the median price per square foot slipped. Part of it is the mix: 16 of the 31 sales (52%) were in San Mateo, Foster City and San Jose, where the city medians ran $1,105 to $1,563 per sq ft (Palo Alto: $2,124), against 17 of 48 (35%) in Q3 2025. The median house was also bigger, 1,760 sq ft against 1,691, and bigger houses usually sell for less per square foot. Compare a quarter with the same quarter a year earlier, and read the city table before the headline.

Month by month

July was the softest month: all 3 of the quarter’s sales under asking closed in July, and its median sale closed 2.0% over. Every August and September sale closed at or over the asking price.

If you’re selling an Eichler

  • Pricing still matters. Most Eichlers sold over asking this quarter, but not all: 3 of the 31 closed under the list price.
  • Price against the right sales. Use Eichler sales in your own tract or city, not a county median. Our Eichler Market Report has 12 months of sales by city, and the tract index has a guide for each tract.
  • Know what buyers check. Roofs, radiant heat and permits often come up in an Eichler sale; see city rules, radiant heat, roofs and the energy code.
  • See how we sell them. Selling an Eichler or midmod shows the Eichlers and midmods we’ve listed and sold since 2018, with the result against the asking price.

Common questions

How many Eichler houses sold in Q3 2026?

31 in Santa Clara and San Mateo counties, counting houses whose listing called them Eichlers. 26 of them sold over the asking price.

What does an Eichler sell for?

The median in Q3 2026 was $3.06M, or $1,515 per sq ft; from January to September 2026 it was $2.98M. It depends a lot on the city: among cities with 4 or more sales this quarter, medians ran from $1.93M in Foster City to $3.56M in Palo Alto.

Are Eichlers still selling over asking?

Most are: 84% in Q3 2026, and 87% from January to September 2026 (69% in the same months of 2025).

Why might an Eichler be missing from these numbers?

We count a sale as Eichler only when its listing says so. Many Eichler houses are listed without the name, so the real number of Eichler sales is likely higher.

How we counted

Closed sales of houses (MLS property type “single family home”) in 31 cities of Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed. A sale counts as Eichler when its listing description uses the Eichler phrases listed on our Eichler page. Many Eichler houses never say so in the listing, so these are the sales whose listings said Eichler. Quarters are calendar quarters; data pulled October 28, 2026, so a late-reported sale can still be added. “Sold over asking” compares the sale price with the final list price. Past sales aren’t a forecast or the value of any one home.
