Before you buy near a park
- Visit on a busy weekend. Park visitors and event days can fill the parking on the streets nearby.
- Check the hazard maps. Hillside parks often sit in fire hazard zones, and creek-side and bayfront parks near flood zones; look the address up on our Flood & Fire Zones page and get an insurance quote early.
- Find the entrance you’d use. Big parks have several; the map point is one spot, so walk or drive the route from the street you like.
How we counted
Closed sales of houses between October 28, 2024 and October 27, 2026 in Santa Clara and San Mateo counties, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address plus sale date), measured straight-line from each sale’s map position to the park’s map point, one spot in the park. Condos and townhomes aren’t in these figures because the sold feed doesn’t give their map positions. Past sales aren’t a forecast or the value of any one home.
