Before you buy new

  • Many builder sales never reach the MLS, so these counts are low; ask us what’s selling in a community directly from the builder.
  • Bring your own agent on the first visit. Many builders only work with a buyer’s agent who registers you at your first visit to the sales office.
  • Read the HOA budget and reserves. A new association’s dues are an estimate until it has a few years of real costs; ask how the reserves are funded. Our HOA Lab walks through it.
  • Ask about special taxes. Some new communities carry a Mello-Roos (Community Facilities District) tax or special assessments on top of the regular property tax; ask for the disclosure.
  • Still get an inspection, and read the warranty: what it covers, for how long, and how to file a claim.
  • Compare incentives as dollars. A rate buydown, upgrades or closing-cost credit can be worth more or less than a price cut; ask a lender to price each.

How we counted

Closed sales of condos and townhouses with a Sunnyvale address between October 28, 2024 and October 27, 2026, reported to the MLS and read through the IDX feeds that power our home search, with repeat records from different feeds removed (normalized address, unit number and sale date). A sale counts as new when its listing description says new construction or brand-new, gives a year built from 2018 on, or says the home is 1 to 5 years old. Price per square foot uses sales with 300 sq ft or more and is compared with the median for the same type in Sunnyvale. Past sales aren’t a forecast or the value of any one home.
