what’s different here
What sellers in Blossom Valley & Santa Teresa should plan for
Blossom Valley and Santa Teresa houses sell below the San Jose median, Communications Hill is a planned development of its own, and liquefaction zones cover most of the valley floor. What we plan for on listings here.
Below the San Jose median
measured: houses
The area’s median house sold for $1.53M in the two years to October 27, 2026, or $905 per square foot, against $1.66M and $980 across San Jose. Its neighborhoods sit close together: medians from $1.38M in Blossom Valley to $1.68M in Oakridge & Foxchase, and from $890 to $938 per square foot outside Communications Hill. With prices this close, buyers compare across neighborhoods, so we price from the closest recent sales of your kind of house, not the area median.
Over asking, led by the foothills
measured: 24 months
Of the area’s 556 house sales, 63% closed over asking, against 62% across San Jose. Counting all home types, the typical sale closed 2.5% over asking in Santa Teresa Foothills, one of 26 San Jose neighborhoods at 2.5% or more (of 112 with at least 10 sales), and between at asking (Oakridge & Foxchase) and 1.1% over (Blossom Valley) in the other five. We plan the list price and the offer date around your neighborhood’s record.
Communications Hill
measured: houses
Most of Communications Hill is planned-development zoning. Its houses are the area’s largest, a median 2,170 sq ft, and sold for the least per foot, $690, against $905 across the area; 79% of its 42 house sales closed over asking, the area’s highest share. Counting all home types, it had 185 sales, and the typical one closed 0.2% over asking. We’ve handled 13 sales there, listing and buyer side. We price a Communications Hill home against the sales of its own kind of home on the hill, and if it’s in an HOA, we gather the documents before launch.
Liquefaction zones on the valley floor
measured: R-1 lots
By the state’s earthquake zone maps, every single-family lot in Blossom Valley (2,331), Cahalan & Chesbro (1,686) and Thousand Oaks & Erikson (1,813) is in a liquefaction zone, along with 2,744 of 2,920 in Santa Teresa Foothills and 406 of 429 in Oakridge & Foxchase. None of the six neighborhoods has a single-family lot in a FEMA high-risk flood zone.
Sellers must disclose a liquefaction zone, and the seller’s natural hazard disclosure report states it for the property. It mainly matters for new construction and larger projects, which may need a geotechnical report first, so we have the report ready before launch and answer buyers’ questions up front.
Fire zones at the foothill edge
measured: R-1 lots
Santa Teresa Foothills has 329 single-family lots in a CAL FIRE Moderate fire hazard zone, the most Moderate-zone lots of any San Jose neighborhood, of 2,920, and 33 in an earthquake-induced landslide zone. Oakridge & Foxchase has 108 lots in a Moderate zone, of 429. No lot in the area is in a High or Very High zone.
A fire zone can bring building code and defensible space requirements and a line on the seller’s natural hazard disclosure, so we pull the zones for your address before launch.

our plan
How we’d sell your Blossom Valley & Santa Teresa home
The same Property Nerd plan we run on every listing, tuned to Blossom Valley & Santa Teresa.
Price against the right sales
We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. Here that means pricing from your neighborhood’s record and the closest sales of your kind of house: medians run from $1.38M to $1.68M across its six neighborhoods.
Prepare what buyers notice
Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. With median houses from 1,530 sq ft in Cahalan & Chesbro to 2,170 on Communications Hill, the prep plan follows your house, not the area.
Disclose early
Inspections and disclosures ready before launch, so buyers make offers on facts. That includes the liquefaction and fire zones for your address, which the natural hazard disclosure report states.
Launch on purpose
A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. April closings sold over asking most often across San Jose, so a spring sale is planned in winter.
Negotiate and close
We compare offers on price, terms and certainty, then run escrow to closing.
