What the Brisbane market says right now

Brisbane is small: 42 sales closed in the last 12 months, 27 of them houses and 15 condos and townhomes. It isn’t in our Silicon Valley city datasets, so we counted its closed MLS sales the same way, from a pull read October 31, 2026.

Source: closed MLS sales in Brisbane (houses, condos and townhomes, repeat records removed), read October 31, 2026, and counted as in our city datasets; Boyenga Team analysis. Recent 12 months = October 2025 to September 2026; over and under asking = January 2024 to September 2026, against the final list price. No best month: pooled over 2012–2025, the two closing months that most often sold over asking, April and August, are less than a point apart.

What sellers in Brisbane should plan for

What we’d plan for on a Brisbane listing.

Houses and condos sell differently

measured: houses vs. condos

From January 2024 to September 2026, 44 of Brisbane’s 67 house sales (66%) closed over asking, against 10 of its 39 condo and townhome sales (26%); 22 of those 39 closed under asking. The typical house sold for $1.38M and the typical condo or townhome for $899K. 34 of the 39 condo and townhome sales were on the streets of the Northeast Ridge’s two condominium projects, Altamar (214 units) and Viewpoint (156 units); the rest of the city is mostly single-family houses on small hillside lots. So we price a ridge condo against recent sales of its own kind, and a house against houses.

Price bands and transfer tax

measured and county

From January 2024 to September 2026, 12 of the 40 Brisbane sales under $1 million (30%) closed over asking; 29 of those 40 were condos and townhomes. Between $1 million and $1.5 million, 24 of 35 (69%) did. Above $1.5 million there were 31 sales, fewer than 30 in each band (17, 13 and 1), so we don’t give their shares. Every San Mateo County sale pays the county transfer tax of $1.10 per $1,000 of the price, or $1,320 on a $1.2 million sale, and by local custom the seller pays it. Brisbane isn’t in our transfer tax tables, so your escrow officer confirms from the parcel’s tax rate area whether any city tax applies. All of it is negotiable, and the purchase contract decides.

Small lots on a 1908 map

county parcel maps

Central Brisbane is the 1908 Visitacion City grid. By our measurement of county parcel maps, a single lot on that map is about 2,500 sq ft, about half of today’s town-grid parcels combine two or more, and more than half of the R-1 house parcels are smaller than the district’s 5,000-square-foot standard (median about 4,500). Buyers will ask how many original lots the parcel holds and what its square footage is, so we pull the county legal description and parcel map early, with permits for additions, decks, retaining walls and ADUs and any drainage or geotechnical reports.

Fire, slope and liquefaction maps

CAL FIRE, state and FEMA maps

On CAL FIRE’s February 2025 map, as loaded in the city’s GIS, the upper streets of central Brisbane, most of Brisbane Acres and about 400 of the Northeast Ridge’s 525 address points are in a Moderate fire hazard severity zone; the downtown blocks are outside it. The state’s liquefaction zone covers the lower downtown blocks, and earthquake-induced landslide zones cover parts of the hillside streets and about half of the Brisbane Acres address points; none of the ridge is in a liquefaction zone. FEMA maps every residential address point in zone X. We order the natural hazard disclosure early and confirm which of these zones your parcel is in, so buyers have the answers before they write.

The habitat plan and the ridge’s associations

habitat plan and HOA records

The San Bruno Mountain Habitat Conservation Plan, under a federal permit issued in 1983, covers private land in Brisbane Acres and the Northeast Ridge, among other areas. In Brisbane Acres, new building needs a 20,000-square-foot lot and must comply with the plan. Every Northeast Ridge home is inside the plan boundary: small projects that could touch habitat go through the county’s site activity review, and the plan is funded partly by an annual charge per dwelling unit. The city’s HOA map shows three associations on the ridge (Altamar, Viewpoint and Landmark), so we have the association package and resale disclosures ready early and describe the home exactly: a condominium unit in Altamar or Viewpoint, or a single-family lot in Unit 1 or Landmark.

our plan

How we’d sell your Brisbane home

The same Property Nerd plan we run on every listing, tuned to Brisbane.

  1. Price against the right sales

We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. In Brisbane that means pricing to your kind of home: houses and condos have sold very differently here.

  2. Prepare what buyers notice

Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. On a hillside house, permits and any drainage or geotechnical reports gathered up front answer what buyers will ask.

  3. Disclose early

Inspections and disclosures ready before launch, so buyers make offers on facts. In Brisbane that includes the natural hazard disclosure, ordered early, and on the Northeast Ridge the association package.

  4. Launch on purpose

A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. Pooled over 2012–2025, no closing month clearly leads in Brisbane, so we time the launch to the homes for sale near you that week.

  5. Negotiate and close

We compare offers on price, terms and certainty, then run escrow to closing.

questions

Questions Brisbane sellers ask us

How often do Brisbane homes sell over asking?

From January 2024 to September 2026, 54 of 106 Brisbane sales (51%) closed above the final list price, with a median overbid of $97K. 41 (39%) closed below it, with a median discount of $30K, and 11 closed at the list price. Houses went over far more often: 44 of 67 (66%), against 10 of 39 condos and townhomes (26%). Across Silicon Valley, 60% closed over asking.

What do Brisbane homes sell for?

In the last 12 months (October 2025 to September 2026), the median Brisbane sale was $1.20M, across 42 sales: 27 houses and 15 condos and townhomes. Silicon Valley’s median was $1.65M. From January 2024 to September 2026, the typical Brisbane house sold for $1.38M and the typical condo or townhome for $899K.

When is the best time to sell in Brisbane?

No month clearly leads in Brisbane. Pooled over 2012–2025, each closing month has only 30 to 69 sales, and the two months that most often sold over asking, April and August, are less than a percentage point apart. We plan the timing from the homes for sale near you instead.

Is my Brisbane home in a hazard zone?

FEMA maps every residential address point in Brisbane in zone X. On CAL FIRE’s February 2025 map, as loaded in the city’s GIS, the upper streets of central Brisbane, most of Brisbane Acres and about 400 of the Northeast Ridge’s 525 address points are in a Moderate fire hazard severity zone. The state’s liquefaction zone covers the lower downtown blocks, and earthquake-induced landslide zones cover parts of the hillside streets. We check your parcel and order the natural hazard disclosure before you list.

What does the habitat plan mean for selling?

The San Bruno Mountain Habitat Conservation Plan covers private land in Brisbane Acres and the Northeast Ridge, among other areas. On the ridge, small projects that could touch habitat go through the county’s site activity review, and the plan is funded partly by an annual charge per dwelling unit; in Brisbane Acres, new building needs a 20,000-square-foot lot and must comply with the plan. Buyers will ask, so we have the answers and the association documents ready.

What transfer tax does a Brisbane sale pay?

Every San Mateo County sale pays the county transfer tax: $1.10 per $1,000 of the sale price, or $1,320 on a $1.2 million sale. Brisbane isn’t in our transfer tax tables, so your escrow officer confirms from the parcel’s tax rate area whether any city tax applies. By local custom the seller pays the county tax, and in San Mateo County the buyer usually pays the escrow fee and the owner’s title policy, the reverse of Santa Clara County. All of it is negotiable, and the purchase contract decides.

What do you charge to sell a Brisbane home?

Commissions are negotiable. We offer bundled services, so ask us what’s included.
