what’s different here
What sellers in Berryessa & North San Jose should plan for
In every Berryessa and North San Jose neighborhood with enough sales to count, the typical sale closed over asking. The foothills carry fire, landslide and fault zones, and the valley floor flood and liquefaction zones. What we plan for on listings here.
Over asking in every neighborhood
measured: 24 months
In all 11 Berryessa and North San Jose neighborhoods with enough sales to count, the typical sale closed over asking (all home types), from 0.2% over in Berryessa BART & Lundy to 3.4% in Vinci Park & North Valley. Three are among the 20 San Jose neighborhoods that sold furthest over asking (at least 10 sales each): Vinci Park & North Valley, Piedmont Hills & Sierramont (3.3%) and Cataldi Park & Cherrywood (3.0%). Of the area’s 594 house sales, 66% closed over asking, against 62% across San Jose; in Vinci Park & North Valley, 81% did. We price from your neighborhood’s record and the closest recent sales, and plan the offer date around the response.
Price per square foot, tract by tract
measured: houses
Houses here sold for a median $989 per square foot in the two years to October 27, 2026, about the same as San Jose’s $980, from $823 in Brokaw & Orchard to $1,145 in Vista Montaña & Riverview. Brokaw & Orchard and Berryessa BART & Lundy sold for the least per foot and had the area’s two largest median houses, 1,828 and 2,090 sq ft. Brokaw & Orchard, Vista Montaña & Riverview, River Oaks & Trimble and Baypointe & Zanker have fewer than 20 single-family-zoned lots each: most homes there are in planned-development or other zoning districts. We price a house against the sales in its own tract, and if your home is in an HOA, we gather its documents before launch.
Near Berryessa BART
measured: within a mile
BART’s Orange and Green lines stop at Berryessa. Within a mile of the station, 125 houses sold in the two years to October 27, 2026, at a median $1.5M and $871 per square foot, and 51% sold over asking, against 66% across the area; within half a mile, 22 sold at a median $1.56M. The closest neighborhoods are Berryessa BART & Lundy and Overfelt Gardens & Las Plumas. Close to the station, we show buyers the walk and the commute along with the house.
Fire, landslide and fault zones in the foothills
measured: R-1 lots
Piedmont Hills & Sierramont has 264 single-family lots in a CAL FIRE High fire hazard zone, the most of any San Jose neighborhood, and 208 more in a Moderate zone, of 2,936. By the state’s earthquake zone maps, 577 of its lots are in an earthquake-induced landslide zone and 251 in an Alquist-Priolo fault zone. North Berryessa has 85 lots in a Moderate fire zone and 122 in a fault zone, of 2,066. No San Jose lot is in a Very High fire zone.
A High zone can bring stricter building code requirements, defensible space requirements and real estate disclosure obligations, and sellers must disclose a landslide or fault zone; new building there generally needs a geotechnical or geologic report first. The seller’s natural hazard disclosure report states the zones for the property, so we pull them for your address before launch.
Flood and liquefaction zones on the valley floor
measured: R-1 lots
Cataldi Park & Cherrywood has 312 of its 2,637 single-family lots (12%) in a FEMA high-risk flood zone, Brooktree & Flickinger 108 (10%), North Berryessa 62 (3%) and Berryessa BART & Lundy 30 (11%); every R-1 lot in Alviso is in one, all 26 in zone AE. Liquefaction zones cover all 450 lots in Rosemary Gardens & Rincon South, 945 of 1,046 in Brooktree & Flickinger and 204 of 275 in Berryessa BART & Lundy. Penitencia Creek & Toyon has no lot in a liquefaction zone and 7 in a flood zone.
If the house itself is in an A or V zone, lenders on federally backed mortgages require flood insurance, so we order a flood zone determination for the address before launch, and the natural hazard disclosure report states the liquefaction zone.

our plan
How we’d sell your Berryessa & North San Jose home
The same Property Nerd plan we run on every listing, tuned to Berryessa & North San Jose.
Price against the right sales
We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. Here that means pricing from your neighborhood’s record, not the area median: medians run from $1.16M to $1.84M across its neighborhoods.
Prepare what buyers notice
Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. With median houses from 1,097 sq ft in Rosemary Gardens & Rincon South to 2,090 in Berryessa BART & Lundy, the prep plan follows your house, not the area.
Disclose early
Inspections and disclosures ready before launch, so buyers make offers on facts. That includes the flood, fire, landslide, fault and liquefaction zones for your address, which the natural hazard disclosure report states.
Launch on purpose
A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. April closings sold over asking most often across San Jose, so a spring sale is planned in winter.
Negotiate and close
We compare offers on price, terms and certainty, then run escrow to closing.

questions
Questions Berryessa & North San Jose sellers ask us
Do Berryessa and North San Jose homes sell over asking?
More often than San Jose as a whole. In the two years to October 27, 2026, 66% of the area’s 594 house sales closed over asking, against 62% across San Jose. Counting all home types, the typical sale closed over asking in all 11 of its neighborhoods with enough sales to count, from 0.2% in Berryessa BART & Lundy to 3.4% in Vinci Park & North Valley, and Vinci Park & North Valley, Piedmont Hills & Sierramont and Cataldi Park & Cherrywood are among the 20 San Jose neighborhoods that sold furthest over asking.
What do houses sell for in Berryessa and North San Jose?
In the two years to October 27, 2026 the median house sold for $1.65M, or $989 per square foot, against $1.66M and $980 across San Jose. The median house measured 1,630 sq ft. By neighborhood, medians ran from $1.16M in Rosemary Gardens & Rincon South to $1.84M in Piedmont Hills & Sierramont.
What transfer tax will I pay on a Berryessa sale?
Inside San Jose city limits, the city charges $3.30 per $1,000 of the price and Santa Clara County $1.10 per $1,000: $7,260 in all on a $1.65 million sale, the area’s median. Measure E adds 0.75% of the whole price on sales over $2.3 million; no neighborhood’s median house here came near that line. By local custom the seller pays the county tax and the buyer and seller split the city taxes; all of it is negotiable, and the purchase contract decides.
Is my house in a flood, fire or earthquake zone?
It depends on the street. In the foothills, Piedmont Hills & Sierramont has 264 single-family lots in a CAL FIRE High fire zone, the most in San Jose, plus 577 in a state landslide zone and 251 in a fault zone. On the valley floor, Cataldi Park & Cherrywood has 312 lots (12%) in a FEMA high-risk flood zone and Brooktree & Flickinger 108 (10%), and liquefaction zones cover all of Rosemary Gardens & Rincon South. The natural hazard disclosure report states the zones for your property, and a flood zone determination settles whether flood insurance is required. We line up both before you list.
