what’s different here

What sellers in Evergreen & Silver Creek should plan for

Two of Evergreen and Silver Creek’s six neighborhoods sell above the Measure E line, Silver Creek Valley’s HOAs and gates take planning, and the hills carry fire and earthquake zones. What we plan for on listings here.

Measure E above the line

city rule

In Silver Creek Valley ($3.42M) and Evergreen Village & Chaboya ($2.4M) the median house sold above the $2.3 million line, and in Evergreen Estates & Meadowlands ($2.17M) close to it. Above the line, Measure E adds 0.75% of the whole price up to $5 million, on top of San Jose’s $3.30 and the county’s $1.10 per $1,000: a sale at exactly $2,300,000 owes $10,120 in transfer tax, at $2,300,001, $27,372, and at $3.42 million, Silver Creek Valley’s median, $40,698.

By local custom the seller pays the county tax and the buyer and seller split the city taxes; all of it is negotiable, and the purchase contract decides. We build it into your net sheet before you set the price.

Silver Creek Valley: HOAs and gates

our guide

Silver Creek Valley is a hillside community planned in the late 1980s around a private country club, with gated sections; its zoning is almost all planned development. Its median house sold for $3.42M and measured 3,408 sq ft. Before launch we have the HOA resale package, gate-access instructions and current dues ready, plan showings and inspections for gated sections, and document permits for decks, retaining walls, grading and pools, since hillside lots get closer scrutiny. Club membership is a separate decision handled by the private club, so we say so up front.

Bidding varies by neighborhood

measured: 24 months

Of the area’s 596 house sales, 60% closed over asking, against 62% across San Jose, but the neighborhoods differ: 66% of house sales did in Cadwallader & Dove Hill and 43% in Evergreen Estates & Meadowlands. Counting all home types, the typical sale closed 2.2% over asking in Norwood & Lake Cunningham and in Cadwallader & Dove Hill, and 0.9% under in Evergreen Estates & Meadowlands, where condos and townhomes weigh in: its typical sale of any type was $825K, against $2.17M for its houses. Where buyers don’t bid past the list price, the list price has to be right on day one: we price from your neighborhood’s record and the closest recent sales.

Sellers must disclose these zones, and the seller’s natural hazard disclosure report states them for the property, so we order it early and gather any defensible-space, roof or vent work you’ve done.

our plan

How we’d sell your Evergreen & Silver Creek home

The same Property Nerd plan we run on every listing, tuned to Evergreen & Silver Creek.

  1. Price against the right sales

We start with the closest recent sales in your neighborhood and of your kind of house, then read the competition that week. Here that means pricing from your neighborhood’s record, not the area median: medians run from $1.47M to $3.42M across its six neighborhoods, and two sit above the Measure E line.

  2. Prepare what buyers notice

Paint, light, landscaping and staging, budgeted in the Prep Lab, with Compass Concierge to front eligible costs. With median houses of 2,201 sq ft or more in three of its neighborhoods, the plan covers the grounds and the view as well as the rooms.

  3. Disclose early

Inspections and disclosures ready before launch, so buyers make offers on facts. That includes the fire and earthquake zones for your address and, in Silver Creek Valley, the HOA resale package and gate access.

  4. Launch on purpose

A private or Coming Soon start if it fits, then the full launch; the Launch Lab shows the plan. April closings sold over asking most often across San Jose, so a spring sale is planned in winter.

  5. Negotiate and close

We compare offers on price, terms and certainty, then run escrow to closing.
