the story

How Vinci Park & North Valley came to be

Two of the city's neighborhood areas make up this guide, and they touch only at the corner of Lundy Ave and Sierra Rd. Vinci Park, east of Lundy Ave, is tract land that San Jose annexed mostly in 1968 and 1969 ('Berryessa No. 6' and 'No. 7'); the city's tract-map layer shows about 1,100 lots in a dozen tracts there. North Valley, west of Lundy Ave, came into the city in two waves: the 1960s ('Orchard No. 39' in 1964 covers about a quarter of it) and a long run of small annexations from 1980 to 1992 (city annexation records).

The San Jose Municipal Golf Course fills the southern part of North Valley, between Oakland Rd, Coyote Creek and Townsend Park. A 2012 city memo describes it as an 18-hole, par-72 course designed by Robert Muir Graves that opened in 1968 on about 146 acres; the city's parks layer lists about 150 acres of city park land there, under lease.

Berryessa was orchard country: an 1888 county history places a 250-acre fruit orchard and cannery 'on Berryessa Avenue and Lundy's Lane', the names of the two roads that meet at the south tip of the Vinci Park side today (more in the Brooktree & Flickinger guide). Coyote Creek runs along North Valley's south-west edge, where the city's parks layer marks future creek park and trail land.

streets and homes

The streets and the houses

The Vinci Park side is a set of curving tract streets between Sierra Rd and Berryessa Rd, with Flickinger Ave running through it north to south. Vinci Park Way, Hikido Dr, Seville Way, Sageland Dr and Ribisi Cir surround the park and the elementary school; Autumnsong Way, Springsong Dr and their courts sit near Lundy Ave; and Charger Dr, Turrett Dr, Tourney Dr and Aberford Dr fill the north end toward Tofts Dr. Listing records here show detached homes and townhomes.

On the North Valley side, Townsend Ave and Townsend Park Cir lead into planned developments around Townsend Park: Parkview Green Cir, Fairway Green Cir, Meadow Ridge Cir and Leaftree Cir, with Ambergrove Dr, Araujo St and Lederer Cir toward Lundy Ave and Sierra Rd, and Stanton Way, Maxwell Way and De Falco Way near Hazlett Way. North of the golf course, Mission Springs Cir, Deluca Dr and Adolfo Dr sit off Murphy Ave, and a north-west lobe between Ringwood Ave, McKay Dr and Oakland Rd holds Lakeshore Cir, Fairbanks Cir, Tea Rose Cir and Willow Lake Ln.

City zoning shows R-1-8 single-family districts and planned developments on the Vinci Park side, planned developments on most of North Valley, and open-space zoning on the golf course. It is all City of San Jose. If a home is in an HOA, its CC&Rs and dues come with it.

Buying or selling in Vinci Park & North Valley: what we check

Buying here

  • Two elementary districts: check whether the address is Berryessa Union or Orchard (both feed East Side Union High) before relying on a school.
  • Flood: North Valley is mostly FEMA Zone D (flood hazard not studied) with Zone AE strips along Coyote Creek; the Vinci Park side is mostly Zone X (city flood layer, FEMA data). Check the FEMA map for the address.
  • Liquefaction: all of North Valley and about two-thirds of the Vinci Park side are in a state liquefaction hazard zone; the natural hazard disclosure will show it.
  • Homes next to the golf course: check the property line, fencing and any easements along the course.
  • Planned developments: most North Valley homes are in PD districts; get the CC&Rs, HOA budget, reserve study and current dues.
  • Older tract homes on the Vinci Park side: inspect the electrical panel, plumbing and sewer lateral.

Selling here

  • Give the straight-line distance to Berryessa BART from the address; it is the nearest regional rail.
  • State the elementary district for the address (Berryessa Union or Orchard) in the listing.
  • Have HOA documents, dues and any special assessments ready for North Valley homes.
  • Order the natural hazard disclosure early so the flood and liquefaction lines are clear before offers.
