the story
How Berryessa BART & Lundy came to be
This is the part of Berryessa closest to downtown, wedged between Coyote Creek and I-680. City annexation records show it joining San Jose mostly in the 1970s and 1980s, through annexations named 'Berryessa', 'Orchard', 'McKee' and 'Penitencia', and the land filled in with planned-development tracts: the Commodore Dr tract east of Jackson Ave, the Briar and Thorn streets near Sierra Rd, Royal Crest Dr near Lundy Ave and the Notting Hill Dr blocks by the creek.
BART changed the middle of it. The Berryessa/North San Jose station at 1620 Berryessa Rd opened for passenger service on June 13, 2020, along with Milpitas, according to BART. VTA manages the station's parking, about 1,500 spaces according to BART, and a VTA bus transit center sits beside it.
On June 29, 2021 the City Council unanimously approved the Berryessa BART urban village project, rezoning about 61.5 acres of the long-running outdoor market site south of Berryessa Rd for up to 3,450 homes and up to 3.4 million square feet of mixed-use space, with about five acres kept for the market, according to a local news report. The city's zoning map shows that 2021 planned-development zoning, a 2016 planned development around Mercado Way and Bruzzone Way, and a 2025 rezoning near Lundy Ave and Berryessa Rd.

The streets and the houses
East of Jackson Ave, the Commodore Dr tract fills the land between Berryessa Rd and Mabury Rd. Its streets carry naval and sailing names: Cape Hatteras Way, Cape Horn Dr, Cape Coral Dr, Cape Buffalo Dr, Ensign Way, Farragut Way, Bluejacket Way, Ketch Pl and Admiral Pl. Listing records under the MLS name 'Commodore' are about two-thirds detached homes and one-third townhomes, and detached-home parcels run about 6,000 to 7,500 sq ft on the city's parcel map. Near I-680, Lava Dr, Mossdale Way and Gateview Dr are townhomes (MLS 'Gateview'), and planned developments on Agave Way, Kiwi Walkway and White Peach Way sit by Berryessa Rd and Jackson Ave.
West of Lundy Ave, between Coyote Creek and Sierra Rd, the blocks are older planned developments: Notting Hill Dr, Littleton Dr and Harefield Dr by the creek; Bellemeade St, Mayberry Ln and Valley Crest Dr; condominium communities on Thornbriar Dr, Crestpoint Dr, Briartree Dr and the other Thorn and Briar streets; and Royal Crest Dr near Lundy Ave. South of Sierra Rd, the 2016 planned development around Mercado Way, Bruzzone Way and De Rome Dr added condominiums (Abruzzo Ln, Bellante Ln, Onofrio Ln, Gabbiano Ln on the city's condo parcel map) and two parks.
Around the station, Berryessa Station Way, Pala Ranch Cir, Creekland Cir and the terraces off Mabury Rd are newer, denser housing, and the rest of the market site is planned-development land under the 2021 rezoning. Upper Penitencia Creek runs west through the middle of the outline to Coyote Creek, with the county park and trail along it.
