the story

How Brokaw & Orchard came to be

This is the working side of North San Jose. City annexation records show the land between I-880 and Coyote Creek joining San Jose piece by piece from the 1950s to the early 1980s, mostly through annexations named 'Orchard', and the city kept most of it for jobs: about 34% of the outline is zoned IP (industrial park) and about 21% HI (heavy industrial) on the city zoning map. The city's growth-area map lists four employment areas here: East Gish, Berryessa International Business Park, Mabury and Lundy/Milpitas BART.

The homes cluster in a few planned developments, and almost all of them share one school district. The Orchard School District runs a single K-8 school, Orchard Elementary on Fox Ln, according to state school data and the county's school layer. Census district maps put nearly all of the outline's homes in it, with the East Side Union High School District for high school.

Coyote Creek bends through the south part, with the San Jose Municipal Golf Course across the creek and Oakland Rd, and BART now runs just east of the outline, with Berryessa/North San Jose and Milpitas stations both opening on June 13, 2020, according to BART.

streets and homes

The streets and the houses

Between Oakland Rd and I-880, north of Fox Ln and the Orchard school grounds, a planned-development cluster fills Fountain Cir, Arroyo Dr, Creekside Dr, Westwood Dr, Cabrillo Dr, Buena Vista Dr, Laguna Dr, Mesa Dr and Club Dr; parcels there are mostly under 1,000 sq ft on the city's parcel map, the footprint of attached townhomes. Next to it, Rock Ave, Bright Willow Cir, Silk Wood Ln and Bramble Wood Ln form a smaller cluster off Oakland Rd.

Along McKay Dr and Ringwood Ave, Gran Paradiso Park anchors Avenida Elisa, Avenida Benito, Avenida Las Brisas, Plaza Sol and Camino Leonor Dr; the city's condo parcel map shows condominium units there and on Sheri Ann Cir and Ringwood Ct. Birchmeadow Ln, Woodmeadow Ln, Cedarmeadow Ln, Whitewood Dr and Wayne Ave fill the blocks between McKay Dr, Lundy Ave and Murphy Ave.

Farther south, off Oakland Rd just south of Brokaw Rd, Pear Orchard Dr and its flower-named places (Foxglove, Harebell, Dewberry, Bigleaf) surround Orchard Park and show condominium units on the city's parcel map. Everything else is job land: industrial parks on Ridder Park Dr, Trade Zone Blvd, Fortune Dr, Concourse Dr, Qume Dr and Lundy Ave, and heavier industry toward Commercial St, Berger Dr and US 101.
