the story

How Edenvale & Great Oaks came to be

The city's association map shows the Great Oaks Park, Roundtable and Havens neighborhood associations in this stretch between Monterey Rd and US 101, and the Edenvale name carries the branch library, the community center and the elementary school on Branham Ln E and Azucar Ave. Almost all of the land joined San Jose in 'Monterey Park' annexations: city records show about 34 pieces, covering about 83% of the area between 1955 and 1963.

Tract building followed right away. City sewer records date the streets near Senter Rd and Coyote Rd, which carry music names (Serenade Way, Concerto Dr, Harmony Ln, Lullaby Ln, Rhapsody Way, Sonata Way, Symphony Ln), to 1958; Gallant Fox Ave, Grey Ghost Ave, Seabiscuit Dr, Whirlaway Dr and War Admiral Ave to 1959-1960; Great Oaks Dr, Snow Dr, Carryback Ave and Discovery Ave to 1961; and Roundtable Dr, Edenview Dr, Giusti Dr and Skyway Dr to 1962-1965. A second wave in 1972-1978 added the Havens (Houndshaven Way, Thornhaven Way, Stoneyhaven Way and their courts) around Danna Rock Park and River View Dr, Via Primavera Dr and the flower-named streets (Gazania Dr, Impatiens Dr, Bougainvillea Dr) in the north-east. The city's tract layer counts 57 recorded tract maps with about 3,150 lots.

The Edenvale Branch Library on Branham Ln E opened on November 3, 2007 (San Jose Public Library timeline).

streets and homes

The streets and the houses

The south half is a grid of long blocks between Monterey Rd and US 101: Snow Dr, Great Oaks Dr, Giusti Dr, Roeder Rd, Azucar Ave, Roundtable Dr, Bendorf Dr, Edenview Dr and the short streets off Grey Ghost Ave, War Admiral Ave and Whirlaway Dr. Branham Ln E crosses the middle. North of it, Skyway Dr and the Havens courts wind around Danna Rock Park, and the north-east corner holds River View Dr, Via Primavera Dr, Plainfield Dr, Rahway Dr and the music-named streets near Coyote Rd.

The county parcel map shows about 2,970 single-lot homes, most on lots of about 5,100 to 8,750 sq ft (median about 6,000), and listing records for the Great Oaks, Riverview, Serenade and Danna Rock blocks are detached houses. Small-lot and attached homes sit on Via Primavera Dr, Verano Ct, Otono Ct and Plaza Invierno, and Snow Dr, Roundtable Dr, Bendorf Dr and Azucar Ave hold duplex and small apartment parcels. About 47% of the zoned land is R-1-8 single-family.

Monterey Rd's frontage carries commercial, light-industrial and multi-family sites; the city's Growth Areas map marks a Monterey Rd/Chynoweth Av urban village there, with no approved plan yet.

  • Homes on the east edge back onto US 101, and the rail line runs along the far side of Monterey Rd; visit at commute hours.

  • Read the city's ADU and SB 9 rules before planning a second unit on an R-1-8 lot.

Selling here

  • Say which part of the guide the house is in (Great Oaks, Roundtable, the Havens or the north-east blocks) and name the nearest park.
  • State the school district as confirmed with the district's address lookup, especially near the north-west corner.
  • Collect permits for additions, roof, windows and panel work on a 1950s-70s house.
