the story
How Oakridge & Foxchase came to be
Start with the river. The Guadalupe River runs north through the west side of this guide between Almaden Expwy and Winfield Blvd, and the city's park records map three reaches of the Guadalupe River Trail inside the outline: from Chynoweth Ave to Blossom Hill Rd, from Blossom Hill Rd to Almaden Lake, and a short bridge reach at Coleman Rd. A small city trail park, Sycamore Terrace, sits at the Coleman Rd undercrossing.
The houses came fast once the city line arrived. City annexation records show San Jose taking in this land in more than a dozen pieces between 1955 and 1989, most of them named for Coleman Rd and Alamitos Creek; the largest, 'Coleman No. 3-A', joined in 1961. City sewer records then date about six in ten street sewer mains to 1965-1969, which matches the curving tract streets off Hillview Ave, Halleck Dr, Maclay Dr and Foothill Dr. A second, smaller wave filled the last open parcels: Summerbrook Ln and Thornwood Dr in 1976-1977, and Foxchase Dr and Sanchez Dr in 1983.
The north half is commercial. The city's Growth Areas map calls the shopping center at Blossom Hill Rd and Santa Teresa Blvd and the blocks around it 'Oakridge Mall and Vicinity', split into an Edenvale piece and a Cambrian/Pioneer piece, and marks both as urban villages without an approved village plan yet. That label is the source of the Oakridge half of this guide's name.
streets and homes
The streets and the houses
Foxchase Dr is the main residential street north of Blossom Hill Rd, between the river and Almaden Expwy: about 95 houses on lots of roughly 7,000 sq ft, built on 1983 sewer mains, with Sanchez Dr's smaller lots beside it. Blossom River Way, Blossom River Dr and Winfield Blvd carry larger multifamily parcels. South of Blossom Hill Rd the tract streets begin on both sides of Santa Teresa Blvd: Hillview Ave, El Dori Dr, El Lisa Dr, Halleck Dr, Furlong Dr, Garlough Dr and the Renton, Tallman and Hedlund courts, with Summerbrook Ln and Ct and Steinbeck Dr near the school.
Below the point where Allen Ave meets Santa Teresa Blvd, a strip of late-1960s streets runs along the foot of the hills: Maclay Dr, Foothill Glen Dr and Ct, Sanford Dr, Fernglen Dr, Hillrose Dr and the Afton, Paxton, Susan and Pietz courts, with Foothill Dr as the south edge. El Zuparko Dr, near Hillview Ave, is a cluster of about 70 small-lot parcels from 1968-1969, the kind of map that usually means attached homes under a homeowners association.
On the county parcel map, single-lot homes mostly sit on about 6,200 to 8,300 sq ft. Zoning is a mix on the city's map: about a third of the land is planned-development zoning, about a tenth is R-1-8 single-family, and commercial zoning covers parts of Blossom Hill Rd. Expect original ranch and split-level plans on the 1960s streets and two-story plans on Foxchase Dr; check permit history for additions.

Buying or selling in Oakridge & Foxchase: what we check
Buying here
- Flood maps: the city's FEMA flood layer shows most of the area as Zone D (possible but undetermined hazard) and a Zone A and AE strip, about 7% of the land, along the Guadalupe River channel; only a handful of addressed parcels touch it. Check the address on the FEMA map and ask your lender how it treats Zone D.
- The city's Wildland-Urban Interface map covers about three-quarters of the addressed parcels here, and the state's 2025 fire hazard map puts the Foothill Dr, Foothill Glen Dr, Sanford Dr and Afton, Fernglen, Susan and Paxton court blocks in a Moderate zone. Read the natural hazard disclosure for vegetation and building-code items.
- Nearly all of the area is in a state liquefaction zone on the San Jose West quadrangle. That matters for additions, foundations and geotechnical review; ask for any reports.
- On El Zuparko Dr, Sanchez Dr and the multifamily parcels, read the recorded map, the HOA documents, the reserve study and any rental rules before you write an offer.
- The 'Oakridge Mall and Vicinity' urban village has no approved village plan on the city's layer yet. Watch the city's General Plan and planning notices if you buy near Blossom Hill Rd or Winfield Blvd.
Selling here
- Say which group of streets the house is in: Foxchase Dr from 1983, the late-1960s streets off Hillview Ave and Halleck Dr, or the Foothill Dr strip; buyers read them as different products.
- Walking access to the Guadalupe River Trail and to Ohlone/Chynoweth light rail is worth a sentence with the approximate distance.
- Gather permit records for additions and any foundation or drainage work; the liquefaction zone will come up in inspections.
- Have the HOA package ready early for attached homes on El Zuparko Dr and Sanchez Dr.
