the story
How Canoas Garden & Willow Creek came to be
Almaden Rd is the old spine. The San Jose Public Library's history blog describes it as a stage route to the New Almaden mines, with stops such as the Five Mile House to the south; around 1960 the wider Almaden Expwy replaced most of it, and a surviving piece still runs past Willow Glen Way and Curtner Ave here. The same post notes that Canoas Garden Ave, east of the expressway, was once called Cemetery Road.
The land was prune orchards. The library's history of Canoas Elementary says the Meadowbrook tract, now known as Willow Creek, began construction in 1956 after Garrison Construction bought orchard land in 1955, and that the area by Almaden Expwy and Ironwood Dr is often called Birdland. Canoas Elementary opened on former orchard land on September 11, 1961, named for the nearby creek; the rest of that orchard became the Almaden Estates tract in the late 1960s, and packing-company orchards lasted into the late 1990s. Listing records date the homes on Rubino Cir to 1999.
The city took the area in pieces: its annexation map shows Canoas annexations from 1955 through 1998, with about a fifth of the area added in 1997. Canoas Creek crosses the south half in a channel and joins the Guadalupe River at the west edge; the National Weather Service's river forecast notes that high Guadalupe River flows can back water up into Canoas Creek.
streets and homes
The streets and the houses
Willow Creek's bird streets run off Almaden Rd and Almaden Expwy: Wren Dr, Thrush Dr, Bluejay Dr, Nightingale Dr, Hummingbird Dr, Kingfisher Dr, Redbird Dr, Skylark Dr and Bobolink Dr, with Ironwood Dr and Lanewood Dr nearby. Expect single-story ranch homes from 1956 to about 1960, many with additions; R-1-8 single-family zoning covers about 12% of the guide.
South-east of Canoas Creek, the late-1990s loops (Rubino Cir, McBride Loop, Sunbonnet Loop, Desmet Dr, Pitkin Loop, Brevins Loop, Dederick Ct and Romani Ct) hold two-story detached homes; R-1-5(PD) and R-1-8(PD) zoning cover parts of them. Planned-development zoning of all kinds covers about 40% of the guide, so many homes come with an HOA or recorded conditions.
North of Curtner Ave and along SR 87 the land is denser: the General Plan shows Urban Residential and Transit Residential land around Rinconada Dr, Pebble Beach Dr and Babb Ct near the Curtner station, Mixed Use Neighborhood land by Farm Dr, Dow Dr and Creekfield Dr, and Neighborhood/Community Commercial land on Almaden Expwy and Canoas Garden Ave. Overall the General Plan maps about 26% Residential Neighborhood, 9% Urban Residential and 14% Public/Quasi-Public.

Buying or selling in Canoas Garden & Willow Creek: what we check
Buying here
- Flood: the city's FEMA-based layer puts about 15% of the outline in Zone AH (shallow ponding), mostly around Kingfisher Dr and Hummingbird Dr and by SR 87 north of Curtner Ave, plus smaller Zone A, AO and AE strips along Canoas Creek, the river and near Babb Ct. Check the FEMA map for the address; lenders can require flood insurance in these zones.
- Liquefaction: about 72% of the outline is in a CGS liquefaction zone; read the natural hazard disclosure.
- 1950s ranch homes: check the electrical panel, original plumbing, sewer lateral, foundation and permits for additions.
- Late-1990s and newer homes: read the HOA or recorded conditions that come with planned-development zoning, and check current dues.
- Schools are changing: Canoas Elementary closed as a school for 2026-27. Confirm the assigned schools for the address with SJUSD.
- Noise: Almaden Expwy and SR 87 run through and along the area; visit at commute hours.
Selling here
- Give the flood zone and any elevation certificate up front; AH-zone questions slow escrow when they come late.
- List permits for additions on 1950s ranch homes; buyers check square footage against county records.
- State the straight-line distance to the Curtner light rail station and the river trail plans.
- For HOA homes, have the resale package ready at listing.
