the story

How Midtown came to be

Midtown is the city's own name for this part of San Jose. The City Council adopted the Midtown Specific Plan in 1992 for about 210 acres between The Alameda, Los Gatos Creek, the blocks south of Auzerais Ave and Meridian Ave, with the aim of turning an industrial and service-commercial district into transit-oriented housing and mixed use while keeping some industry. On the city's growth map the Midtown plan area covers about a third of this guide; its blocks north of Park Ave are in the Diridon & Delmas Park guide.

The land along Los Gatos Creek was canning country. In 1893 the San Jose Fruit Packing Co. built a cannery on a triangle between the creek, a rail spur and Sainsevain St, today's Auzerais Ave. California Packing Corp. numbered it Plant No. 3 after 1916, the company took the Del Monte name in 1967, and the plant canned its last fruit in December 1999 before production moved to Modesto. The buildings came down in 2006; KB Home built the Monte Vista townhomes and condos on the site and kept the water tower and some of the patterned walls (History San Jose). The cannery's former parking lot across the street became Del Monte Park.

The city grew into Midtown a piece at a time. Its annexation map shows the Gardner annexation of 1911 on the south side, the Southwest Industrial District in 1925 (about a quarter of the area), a run of Sunol annexations between 1955 and 1998, and one last piece, Sunol No. 82, in November 2009 that brought in about a fifth of this guide's land.

streets and homes

The streets and the houses

The grid runs north-south on Meridian Ave, Race St, Lincoln Ave, Sunol St, McEvoy St and Dupont St, and east-west on Park Ave, W. San Carlos St, Auzerais Ave, Pacific Ave, Home St, Savaker Ave and Parkmoor Ave. The VTA Green Line and two freight spurs (the Vasona and San Jose industrial leads on public maps) cut across it on a diagonal toward Diridon, so several blocks end at a fence or a rail crossing instead of the next street.

Most homes here are recent. Planned-development zoning covers about a quarter of the land, while R-1-8 single-family zoning covers only about 5%. Short streets and courts such as Saddle Rack St, Swenson Dr, Van Every Dr, Harmon Ct, Bautista Pl, Wright Pl, Font Ter and Gaspar Vis serve the newer projects; listing records date the condo complex on Saddle Rack St to 2004. Expect three-story townhomes with garages below, condo flats over parking and HOA-maintained private drives.

The rest is still working land. The General Plan maps about 21% of the guide as Combined Industrial/Commercial and 22% as Transit Residential, with Neighborhood/Community Commercial frontage on W. San Carlos St and Park Ave, and zoning still shows heavy and light industrial parcels beside the rail spurs and the creek. The city's historic inventory records only a handful of older buildings, among them a 1940 service station building on Sunol St. A block can go from new townhomes to a warehouse in one step, which is the point of a specific plan and also the thing to look at on a visit.

School districts and getting around

School districts

San Jose Unified School District serves Midtown for all grades. The county's school layer shows no public school inside the outline. Just south of I-280, the Gardner Elementary campus on Illinois Ave is part of the district's 2026-27 consolidation: the district's notices say Gardner closes as a neighborhood elementary school and the Hammer Montessori program moves onto that campus. Attendance boundaries change, so check the exact address with SJUSD.

  • San Jose Diridon (Caltrain, ACE and Amtrak): about 0.7 mile straight-line from the center.
  • I-280 runs along the south edge with Southwest Expwy beside it; SR 87 is about 0.9 mile straight-line east of the center, and San Jose City Hall about 1.7 miles.

Buying or selling in Midtown: what we check

Buying here

  • Most homes are in planned developments with HOAs. Ask for the CC&Rs, budget, reserve study and any special assessments, and check current dues.
  • Check the neighbors. Combined Industrial/Commercial and industrial zoning remain beside the rail spurs and Los Gatos Creek; visit at different hours for truck, freight and light rail noise.
  • Hazards: the CGS liquefaction zone covers about 58% of the outline. The city's flood layer shows Zone D (undetermined) on nearly all of it and a small Zone A strip along Los Gatos Creek. Read the natural hazard disclosure for the exact address.
  • Growth is planned here: the Midtown Specific Plan, the approved W. San Carlos St (East) urban village plan, two Race St light rail urban villages not yet approved, and the Diridon Station Area Plan along the north-east corner. Look up project files near the address on the city's planning maps.
  • For homes built on former cannery or industrial sites, ask the HOA or seller which environmental and soil reports were part of the project's approval.

Selling here

  • Have the full HOA resale package ready early; buyers ask for dues history, the reserve study and parking rules on the first day.
  • Give straight-line distances to Race station, Diridon and the Los Gatos Creek Trail; they are the area's clearest facts.
  • State what the city has approved or is reviewing nearby; buyers will look up urban village status anyway.
  • Put the hazard report results (liquefaction, flood zone) in the disclosure package so they don't surprise a buyer late in escrow.

faq

Midtown questions, answered

Is Midtown an official San Jose name?

Yes. The City adopted the Midtown Specific Plan in 1992, and Midtown appears as a specific plan area on the city's growth map. Listing records also use the label Sunol-Midtown for some of these blocks. This guide covers the plan area south of Park Ave; the blocks north of Park Ave are in the Diridon & Delmas Park guide.

What was here before the townhomes?

Canneries and industry. The San Jose Fruit Packing Co. built a cannery on Auzerais Ave in 1893 that later became Del Monte's Plant No. 3; it closed in December 1999, was demolished in 2006 and became the Monte Vista townhomes and condos, with Del Monte Park across the street.

How far is Diridon station?

About 0.7 mile straight-line from the center of Midtown to the Caltrain platforms. The Green Line also runs from Race station to Diridon and downtown.

Which schools serve Midtown?

San Jose Unified, for all grades. There is no public school inside the outline, and the district is consolidating several elementary schools in 2026-27, including Gardner just south of I-280. Check the exact address with SJUSD.

Is Midtown in a flood zone?

Mostly no special flood hazard zone: the city's FEMA-based layer shows Zone D (undetermined risk) on nearly all of it and a small Zone A strip along Los Gatos Creek. About 58% is in a state liquefaction zone. Check the natural hazard disclosure for the address.
